A better deal for OC boards and owners
Know your management fee before you call
Your board shouldn’t need a sales meeting to learn what management costs. We post our rates publicly, and your fee comes down to two inputs: how many owners you have and what they pay in monthly dues.
The math is a per-owner flat fee plus 2% of monthly dues, a percentage that runs below the industry norm. From there, your board chooses how much hands-on help it wants with budgets and meeting minutes. Routine work like coordinating vendors or talking with your attorney never shows up as a surprise line item.
Try it yourself in the calculator on our Pricing page, then ask for a written quote. You’ll have it within one business day. Every service and every charge is also spelled out on our Transparency page.

The people behind Progressive
Managers with room to breathe
An overloaded manager can’t return calls, walk your property, or catch problems early. That’s why we cap every portfolio and hire for quality over volume.

What Orange County boards are dealing with right now
Layered master-planned governance, reserves running behind, wildfire in the canyons and salt air on the coast, and a balcony inspection deadline that has already passed.
Master-planned communities, layered governance
Much of Orange County was built as master-planned communities. In places like Irvine, Mission Viejo, Ladera Ranch, and Rancho Mission Viejo, a neighborhood association often sits inside a larger master association, each with its own budget, CC&Rs, and board.
We keep the layers straight: who maintains what, who pays for it, and whose rules apply.
Reserves that are behind the curve
Public data shows many OC cities averaging roughly 44% to 58% reserve funding. Below 30% signals a high risk of special assessments; above 70% signals low risk.
We coordinate your reserve study and build budgets that close the gap gradually, so owners aren’t hit with a surprise assessment.
Insurance: fire in the canyons, salt air on the coast
OC boards face two very different risks. Canyon and foothill communities like Trabuco Canyon, Silverado, Modjeska, Coto de Caza, and Anaheim Hills sit near wildland, where master policies have spiked in cost or been non-renewed outright.
Coastal communities in Huntington Beach, Newport Beach, and Dana Point battle salt air that corrodes railings, stairs, and balconies faster. We track your coverage, coordinate with your broker at renewal, and know the California FAIR Plan now offers HOA commercial limits up to $20 million per building.
Balcony inspections and special assessments
Under SB 326, California condo associations with three or more units must have balconies, decks, and walkways inspected by a licensed engineer or architect, then again at least every nine years. Findings must be worked into the association’s reserve study.
The initial deadline has passed. If your inspection isn’t done, or the repairs it found aren’t funded, we can help you schedule it and plan for the cost.
Close to home
From the Disneyland Resort and Angel Stadium in Anaheim to the Irvine Spectrum, Mission San Juan Capistrano, and the coves of Laguna Beach, Orange County is a place people want to live. Well-run HOAs help keep it that way.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.
Had such a wonderful experience with this company! Trina in particular was so wonderful and helpful throughout a loan process as she was willing to get us anything we were needing to help us proceed! Thank you so much for your hard work, Trina, keep being amazing! :)

Orange County HOA management questions
There is. You’ll find us at 1290 N Hancock St, Suite 103, in Anaheim (92807). Because your manager is based locally, getting someone to your property is quick.
Your manager visits in person at least once every two months. If your board wants more frequent walks, we can add them for a modest fee.
Think of it as a vehicle history report, but for your association. This in-house report pulls the essentials from your CC&Rs, budget, reserve study, delinquency records, and any litigation, then ranks what matters most. Boards use it as a starting point for planning and big decisions.
With close to 1,000 properties and 260+ associations under management, we take coverage seriously. Our policies include:
- General Liability – Protects against injury or property damage at a community, a rental, or a job site.
- Errors and Omissions – Protects our real estate work, from association and residential management to sales.
- Cybertheft – Guards operating, trust, and reserve money against criminals who target anyone handling funds.
- Workers’ Compensation – Covers our employees, managers, and agents if they’re hurt on the job.
- Fidelity Bond – $1,000,000 in protection for the association money we hold.
Yes. Personalities don’t always mesh, and when that happens, our leadership team will reassign your community. We just ask that you give a new manager a few months to learn your board and property before making the call.
Step one is ending your current management contract. Check the termination terms closely: some require 30 days’ notice, some 60, and some only let you cancel in a narrow 30-day window before renewing automatically for a year. After you’ve given notice in writing or by email, you sign our agreement and our transition team takes over. We coordinate with your old company, secure the “owner role,” collect your governing documents, move your bank accounts, and welcome your owners. A transition can be done in 30 days, though 45 gives everyone more breathing room.
