Local management for Anaheim boards
Rates posted for everyone
Pricing should be clear enough that no one has to ask twice.
Our all-inclusive rate covers the work we do with no surprise add-ons. We publish it online, so your board can estimate costs before calling.
Your rate stays steady once you're a client.
It's a 2% management fee, less than the industry average, plus standard per-owner charges. Your board chooses how much financial and meeting support to include. Simple.
Use our Pricing page calculator to estimate your cost. Then request a free quote, and we'll confirm it in writing within one business day.
Full details are on our Pricing and Transparency pages.

An Anaheim family business
Anaheim has everything from small condo buildings to large hillside communities, and we manage both. We're family-owned and headquartered here, with more resources than a mom-and-pop shop and more personal attention than national firms. We'll know your name, and you'll know ours.
A team right around the corner
We keep portfolios manageable so your manager has the time to give your board real attention.
Our local managers already serve associations all over Anaheim.
Regional supervisors work from the same office.
Our family-owned corporate team is here too, with HOA professionals who know the federal and state laws that apply to your community.
And you'll have the direct email of Scott Brady, our founder and CEO.
Our founder's story
Scott Brady has worked in Southern California real estate since 2012. Seeing the need for HOA management reform, he founded Progressive Association Management in 2020. He's pushed for change at the local and state level, written the book on HOAs, and created tools that keep associations financially healthy.
Resources for Anaheim boards
We've built a free resource library for board members, open to all, because better-informed boards help every community.
Self-managing boards can use it too.
Two kinds of Anaheim HOAs
West Anaheim, the Platinum Triangle, and the Hills
The city's associations include 1970s condos in West Anaheim, newer projects in the Platinum Triangle, and gated communities in Anaheim Hills with private streets and large slopes.
Different budgets for hills and flats
In the Hills, landscaped slopes and fuel modification zones take up a big part of the budget. In the flatland complexes, aging plumbing and parking tend to be the bigger concerns.
Insurance in Anaheim Hills
Anaheim Hills has been through major fires, including the 2017 Canyon Fire 2, and some carriers have raised premiums or declined to renew policies there. Keeping brush clearance records ready makes renewals easier.
What drives assessments here
In Anaheim, slope repairs, private streets, and roof replacements are the projects most likely to require an assessment. Steady reserve funding is the best protection for owners.
More than the resort district
Disneyland and the Honda Center get the headlines, but the Packing District, Center Street, and Yorba Regional Park are what make Anaheim feel like home.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
At least every other month for an on-site inspection, and since we're local, extra visits are easy to schedule for a small fee.
Our proprietary HOASnapshot works like a Carfax for associations. It pulls in the CC&Rs, budget, reserve study, delinquencies, litigation, and other key information, then ranks priorities. Boards use it as a baseline for decisions.
With almost 1,000 properties and over 269 associations in our care, we carry comprehensive coverage:
- General Liability – For injury or property damage at a community, rental, or job site.
- Errors and Omissions – Covers our agents in association and residential management and sales.
- Cybertheft – Protects operating, trust, and reserve funds against criminals.
- Workers Compensation – Covers staff injuries via the state fund.
- Fidelity Bond – $1,000,000 bond for funds on hand.
Let our management team know and we'll assign someone new. We do ask that you give your manager a few months to get to know your board first.
Start by terminating your current contract. Review the cancellation terms first: some contracts need 30 days' notice, some 60, and some only allow cancellation in one 30-day window before renewing for a year. Email or a letter both work. Then sign with us, and we'll take care of the transition: contacting your old company, transferring the owner role, picking up governing documents, switching banks, and onboarding owners. Thirty days is possible, though 45 is better.
