Fullerton HOA management, simplified
Transparent rates
Pricing should be simple enough to explain at an owners' meeting.
Ours is all-inclusive, covering the services you get without surprise fees. Our rates are online, so you can estimate your cost before contacting us.
Rates stay predictable after setup.
We charge a 2% management fee, lower than average, plus standard per-owner charges. Your board then picks its financial and meeting support. Nothing else gets added.
Try the calculator on our Pricing page with your HOA's details, then request a free quote. We'll confirm it in writing within one business day.
Our Pricing and Transparency pages explain it all.
Seven guarantees we live by
Each one is written into our contracts. If we don't measure up, we'll fix it and lower your fees.
- Response - Owner inquiries are answered within 2 business days

- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Family-owned and close to Fullerton
Whether your Fullerton association is a small historic complex or a large planned community, we're a fit. Our family-owned company has more resources than a solo operation and a personal touch big national firms lack. You'll get expertise and a real relationship.
A dedicated team nearby
Our managers aren't overloaded, which means they have time to really serve your board.
Our local managers already work with a number of Fullerton associations.
Regional supervisors back them up.
And our family-owned corporate office, just down the road in Anaheim, is staffed by HOA professionals who know the laws affecting your community.
You'll also have the direct email of Scott Brady, founder and CEO.
About Scott Brady
Scott Brady has been in Southern California real estate since 2012. He founded Progressive Association Management in 2020, determined to reform HOA management. He's advocated for change at the state and local level, written the book on HOAs, and built tools to help associations stay financially strong.

Campus neighbors and hillside neighborhoods
Fullerton's associations range from condos near the university to hillside planned communities in Sunny Hills and the Coyote Hills. The two ends of town have very different maintenance needs.
Rentals and parking near CSUF
Associations close to CSUF often have a high share of rentals. Clear leasing rules and consistent parking enforcement keep things running smoothly for owners and tenants alike.
Fire exposure in the Coyote Hills
Hillside communities in north Fullerton near the Coyote Hills have wildfire exposure, and like the rest of the region, earthquake planning belongs in every insurance review.
Planning for older complexes
In Fullerton's older complexes, roofing, plumbing, and paving are the projects most likely to require an assessment. Keeping the reserve study current keeps them funded.
A walkable downtown
The Fullerton Arboretum, the Fullerton Museum Center, and a downtown full of restaurants and a busy train station make Fullerton easy to love.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes, at least every other month. Additional inspections are available for a small fee if the board would like them.
Our HOASnapshot is a proprietary report that works a lot like a Carfax. It summarizes and prioritizes your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data so your board has a clear baseline.
Yes. Close to 1,000 properties and more than 269 associations rely on us, so we carry:
- General Liability – Covers injuries or damage at a community, rental, or job.
- Errors and Omissions – Protects agents in HOA and residential management and sales.
- Cybertheft – Covers operating, trust, and reserve funds against theft.
- Workers Compensation – State-fund coverage for job injuries.

Yes. Reach out to our management team and we'll assign a different manager. We ask for a few months first so your manager can learn your community.
First, terminate your current management contract. Check the terms carefully: some need 30 days' notice, some 60, and a few only allow cancellation in a set 30-day window before renewing for a year. Notice by email or letter works. Then sign with us and our team will handle the transition, including contacting your old company, obtaining the owner role, collecting governing documents, switching banks, and onboarding owners. We need at least 30 days, and 45 is ideal.
