Making La Habra board service manageable
A price you can count on
Owners want to know where their dues go. Boards want to know what management costs.
Our inclusive pricing answers both. Everyday services come without extra charges, and we post our rates online so you can estimate the cost on your own.
No moving targets after you sign.
We charge a 2% management fee, lighter than what most companies ask, plus standard per-owner charges. Your board then chooses its preferred level of financial and meeting support. That's the full deal.
See what you'd pay with our Pricing page calculator. A free quote request gets you the written figure within one business day.
Our Pricing and Transparency pages cover the details.
Seven promises you can enforce
You'll find them in the contract itself. Fall short on any one and we owe you a fix and a fee reduction.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Hometown service, regional strength
Your La Habra association might be a handful of units or several hundred homes. Either way, we fit. We're a family business, so we can offer more than a lone local manager while staying more personal than any nationwide outfit.
Managers who know your board
Smaller portfolios mean managers can actually get to know the boards they serve. That's the setup we chose.
Our managers already look after associations here in La Habra.
They get backup from supervisors who've managed for years.
Behind them sits our family-owned home office, where HOA careerists keep track of the legal requirements your community must meet.
Plus, our founder and CEO, Scott Brady, hands every board his personal email.
A founder with a reform agenda
Scott Brady built his career in Southern California real estate starting in 2012. Watching HOA management fall short again and again, he launched Progressive Association Management in 2020. He's campaigned for reform with officials in Sacramento and locally, written the book on HOAs, and created tools that keep boards on firm financial footing.
Learn alongside other board members
We've collected years of practical advice into a free library of guides and videos for HOA boards.
You don't have to be our client to use it.
La Habra HOA guidance
Mid-size townhome communities
Most La Habra associations are mid-size townhome communities with a shared pool and common landscaping. Many are old enough that their original systems are wearing out.
Staggering roofs and plumbing
In older complexes, roofs and plumbing often reach the end of their life together. A reserve study helps the board spread those replacements over several years.
Remembering the 2014 quake
The 2014 La Habra earthquake damaged homes and broke water mains around the city. It's a good reminder to review both earthquake coverage and water-damage provisions in your policy.
Keeping big projects funded
Roofing, piping, and paving are the main assessment risks for La Habra associations. Steady reserve funding keeps those projects manageable.
Family-friendly and well connected
The Children's Museum, La Bonita Park, and quick trips to Fullerton and Whittier make La Habra a convenient, family-friendly city.

Who we work for

- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces
If you've got one rental home rather than an HOA, Progressive Property Management is our sister company for that.
Everyday management, done right
We make sure the community's rules are respected, its money is accounted for, and its issues get attention while they're still small.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. At least once every two months, your manager walks the property in person. Extra walks can be added for a small fee when your board wants them.
Clarity. We built this proprietary report to work like a Carfax for associations. It boils down the CC&Rs, budget, reserve study, delinquencies, litigation, and other key records, then ranks them. Boards use it as a reference whenever a big decision comes up.
It is. With roughly 1,000 properties and more than 269 associations on our books, we carry:
- General Liability – Steps in for injuries or property damage related to our work or the communities we manage.
- Errors and Omissions – Covers professional mistakes by our agents in management or sales.
- Cybertheft – Insures your operating, trust, and reserve accounts against online fraud.
- Workers Compensation – State-fund protection if a staff member is hurt on the job.
- Fidelity Bond – Association funds in our custody are bonded up to $1,000,000.
We'll step in. Our management team can move your account to another manager. We just ask that you give the first one a few months, since learning a new property and board takes time.
It begins with your board giving notice to the current company. Read that agreement first, because notice periods vary. Thirty or 60 days is common, but some contracts only open a single 30-day cancellation window each year and otherwise renew. Email or a letter is fine. After you sign with us, our team handles the rest: contacting the outgoing company, taking over the owner role, collecting governing documents, setting up the new bank accounts, and onboarding owners. We can move in 30 days, though 45 is easier on everyone.
