Pricing published for anyone to see
Your board should be able to budget for management with confidence.
Our pricing is all-inclusive, so the services you rely on don't come with surprise fees. Our rates are posted online, and you can estimate your costs before reaching out.
After setup, you can expect steady rates.
You'll pay a 2% management fee, which beats the industry average, plus standard per-owner charges. Your board picks the financial and meeting support it wants. That's all there is.
Enter your HOA's details into the calculator on our Pricing page for an estimate. Then request a free quote, and we'll confirm it in writing within one business day.
Our Pricing and Transparency pages lay out all the details.

You'll also have a direct email for our CEO and founder, Scott Brady.
The founder's track record
Scott Brady has worked in Southern California real estate since 2012. Recognizing the need for HOA management reform, he founded Progressive Association Management in 2020. He's advocated for change at the local and state level, written the book on HOAs, and built tools to keep associations financially stable.

Hacienda Heights HOA considerations
Planned communities in the hills
Most Hacienda Heights associations are hillside planned communities and townhome developments with private streets, slopes, and pools. That mix makes grounds and paving a big part of the budget.
Working with LA County
Because Hacienda Heights is unincorporated, permits and code enforcement go through Los Angeles County rather than a city hall. That can change the timeline for exterior projects, so it pays to start early.
Wildfire near the Habitat Preserve
Homes near the Puente Hills Habitat Preserve face wildfire exposure, and their slopes need drainage maintenance after heavy rain. Both are worth discussing with your broker before renewal.
Drainage and paving costs
Slope drainage and private street paving are the most common large projects in Hacienda Heights. A reserve study with current pricing keeps both funded.
Hsi Lai Temple and hillside trails
Hsi Lai Temple, the Puente Hills trails, and some of the best restaurants in the area give Hacienda Heights a character all its own.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager walks the property at least every other month. If your board would like more visits, we can add them for a small fee.
Our proprietary HOASnapshot works like a Carfax for associations. It reviews your CC&Rs, budget, reserve study, delinquencies, litigation, and other key information, then organizes it by priority. Boards use it as their baseline for decisions.
Yes. Managing close to 1,000 properties and over 269 associations, we carry comprehensive insurance, including:
- General Liability – Covers injury or damage at a community, rental, or job site.
- Errors and Omissions – Protects agents handling association management, residential management, and sales.
- Cybertheft – Covers operating, trust, and reserve funds against theft attempts.
- Workers Compensation – State-fund coverage for on-the-job injuries.
- Fidelity Bond – Funds on hand are protected by a $1,000,000 bond.
Reach out to our management team, and they'll assign a different manager. We just ask that you allow a few months for your manager to learn your community before making the switch.
First, terminate your current management contract. Read it carefully, because terms differ. Some require 30 days' notice, some 60, and some only allow cancellation during one 30-day window before renewing for a year. Notice can be sent by email or letter. Once you sign our contract, we'll handle the transition. That means contacting your old company, getting the owner role, collecting governing documents, changing banks, and onboarding owners. We can transition in 30 days, though 45 works better.
