Fair pricing for small associations
Small HOAs feel every unexpected charge. We keep pricing steady and clear.
Our fee is all-inclusive, covering the service itself without surprise add-ons. Since our rates are online, you can estimate the cost before you talk to anyone.
And it stays predictable after you join.
You'll pay a 2% management fee, lower than the industry average, plus the standard per-owner charges. Your board adds only the financial and meeting support it wants. Nothing more.
Our Pricing page calculator will show you an estimate based on your HOA's details. Request a free quote next, and we'll confirm it in writing within one business day.
See our Pricing and Transparency pages for more.
The same guarantees for every board
All seven are in every contract, regardless of your association's size. If we fall short, we fix it and reduce your fees.
- Response - Owner inquiries are answered within 2 business days

- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.

- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Built to serve small HOAs well
A dozen owners or several hundred, you get the same level of care. Our family-owned company has more resources than a mom-and-pop manager and far more personal service than a national firm. Small enough to know your board, big enough to bring real expertise.
Managers who make time for small boards
Because portfolios stay sustainable, your manager won't push your small association to the bottom of the pile.
Our proactive managers already serve associations in the San Gabriel Valley.
Regional supervisors keep them supported.
And our family-owned corporate office has HOA veterans who track the state and federal laws that apply to every association, large or small.
You'll also be able to email our founder and CEO, Scott Brady, directly.
A founder who champions boards
Scott Brady has been working in Southern California real estate since 2012. He founded Progressive Association Management in 2020 to reform the way HOAs are managed. He's advocated for change with local and state leaders, written the book on HOAs, and created tools to keep associations financially healthy.
Tools for South El Monte board members
Small boards often don't have much support. Our free resource library helps fill that gap for any HOA, client or not.
It's especially handy if you self-manage.
Helpful notes for South El Monte boards
Shared drives and landscaping
Most associations in South El Monte are small townhome communities. Shared driveways and common landscaping make up most of what the association maintains.
Lightening the load for small boards
On a small board, a few volunteers often handle everything themselves. Clear vendor contracts and simple monthly reports turn that into a manageable job.
Flood maps near the Rio Hondo
South El Monte sits close to the Rio Hondo and the San Gabriel River in the Whittier Narrows area. Boards should check current FEMA flood maps and confirm whether flood coverage is needed.
Why small budgets need steady reserves
Driveway and roof replacements are the most common large projects here. Small associations feel every assessment sharply, so steady monthly reserve funding matters even more.
Whittier Narrows next door
Legg Lake, the Whittier Narrows Recreation Area, and the regional bike paths give South El Monte residents easy access to open space.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Very. Our proprietary HOASnapshot works like a Carfax for your association, organizing the CC&Rs, budget, reserve study, delinquencies, litigation, and other key data into a prioritized summary. Small boards especially appreciate having one clear baseline.

Yes. Contact our management team and we'll reassign your community. We'd only ask that you give your current manager a few months to get to know your board first.
First, end your current management contract. Read the termination terms closely. Notice may be 30 or 60 days, and some contracts can only be canceled in a single 30-day window before renewing for a year. You can terminate by email or letter. Then sign with us and we'll take care of the transition: contacting your former manager, obtaining the owner role, collecting governing documents, switching banks, and onboarding owners. Thirty days is possible; 45 is ideal.
