Straightforward pricing for LA County associations
See your management fee up front
You shouldn’t have to sit through a pitch to learn what management costs. Our rates are public, and your fee depends on two numbers: how many owners you have and what they pay in monthly dues.
The formula is a flat fee per owner plus 2% of monthly dues, which is below the industry average. Your board then picks how much help it wants with financial reporting and board meetings. Everyday work, like coordinating vendors or calling your association’s attorney, never gets billed as an extra.
Run your numbers in the calculator on our Pricing page, then request a written quote. It arrives within one business day. Every service and fee is itemized on our Transparency page.

Managers who aren’t stretched thin
When one manager juggles too many communities, calls go unanswered and small repairs turn into big ones. We limit every portfolio and hire for skill, not headcount.

What are Los Angeles County HOA boards facing right now?
LA County boards are dealing with older condo buildings, city retrofit orders, reserves funded at under half, and an insurance market reshaped by the 2025 fires. Here’s the picture in numbers:
Condo-heavy and built decades ago
About two in five of the county’s associations sit inside the city of Los Angeles (2,832 of 7,201). Many are condo buildings rather than planned neighborhoods, which puts roofs, plumbing, parking structures, and elevators at the center of the budget. Much of our planning time with LA boards goes to sequencing those big-ticket systems so they don’t all come due at once.
Soft-story retrofits in the city of LA
Ordinance 183893 requires the City of Los Angeles to order retrofits for wood-frame buildings permitted before January 1, 1978 that have parking or open space on the ground floor with living space above. Once an order is served, owners have 2 years to pull permits and 7 years to finish construction.
For a condo association, that is a reserve and assessment decision, and we help boards plan it before the order shows up.
Reserves that need to catch up
Average reserve funding runs about 46% in Long Beach and 49% in Pasadena. A common rule of thumb treats anything under 30% as high risk for a special assessment and anything over 70% as low risk.
We coordinate your reserve study and set contributions that climb steadily, so owners aren’t handed one large bill later.
Insurance after the Eaton Fire
The January 2025 Eaton Fire burned about 14,021 acres around Altadena and destroyed 9,419 structures. Associations in fire-prone areas have seen master policies jump 200% to 500% in a single renewal or get dropped entirely.
We work with your broker well before renewal, keep defensible-space records on file, and know the California FAIR Plan raised its commercial limits to $20 million per building.
Balcony inspections under SB 326
SB 326 requires condo projects with three or more units to have balconies, decks, and walkways inspected by a licensed structural engineer or architect, then again at least every nine years. The findings have to be worked into the reserve study.
If your inspection is overdue, or the repairs it found aren’t funded, we’ll help you book it and budget the work.
Close to home
The Rose Bowl and the Huntington in the San Gabriel Valley, the Queen Mary in Long Beach, the Getty above Brentwood: LA County gives people plenty of reasons to stay put. A well-run HOA is one more.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Los Angeles County HOA management FAQs
Our LA County team works from our Pasadena office on South Lake Avenue. With your manager based in the county, site visits and in-person meetings are easy to schedule.
At least once every other month, in person. Boards that want more frequent inspections can add them for a small fee.
It’s our in-house report card for an association, a bit like a Carfax for your HOA. It gathers the key facts from your CC&Rs, budget, reserve study, delinquencies, and any litigation, then sorts them by priority. Boards use it as a baseline for planning and big decisions.
We manage nearly 1,000 properties and 260+ associations, so we carry serious coverage:
- General Liability – Covers bodily injury or property damage at a community, a rental, or a job site.
- Errors and Omissions – Covers our real estate work, including association management, residential management, and sales.
- Cybertheft – Protects operating, trust, and reserve funds from criminals who target anyone handling money.
- Workers’ Compensation – Covers our employees, managers, and agents if they’re injured at work.
- Fidelity Bond – A $1,000,000 bond protecting the funds we hold.
Just ask. Sometimes a manager and a board aren’t the right match, and our management team will assign someone else. We do ask that you give a new manager a few months to learn your community first.
First, end your current contract. Read the termination clause closely: some contracts need 30 days’ notice, some 60, and some only allow cancellation during a 30-day window before they renew for another year. Send notice by email or letter, then sign our agreement. Our transition team handles the rest: contacting your old company, getting the “owner role,” collecting governing documents, switching banks, and onboarding owners. We can finish in 30 days, though 45 is more comfortable for everyone.
