Making Carson board service simpler
No-surprise pricing
Predictable, transparent, and easy to follow. Pricing should be all three.
Ours is all-inclusive, so you pay for what you receive and nothing sneaks onto the invoice later. We post our rates openly, which lets your board run its own estimate first.
When you're up and running, rates stay put.
We charge a 2% management fee (below what's typical in the industry) and standard per-owner fees. Your board then picks the financial and meeting support it needs. Nothing else to it.
Run your numbers through the calculator on our Pricing page. Then request a free quote and our team will confirm it in writing within one business day.
Our Pricing and Transparency pages break it all down.
Contract-backed guarantees
These seven commitments are in every agreement we sign. If we fall short, we repair the issue and reduce your fees accordingly.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A management company sized for Carson
Twelve owners or several hundred, we're built to serve you well. Our family-owned business has deeper resources than a small local manager and a personal touch that national conglomerates just don't offer. We know your name, and we have the specialists to back it up.
A team that stays on top of things
Our managers handle a realistic number of communities. That keeps service quality high and gives your board the attention it needs.
Our local managers already serve associations in Carson and nearby South Bay cities.
Regional supervisors with plenty of experience support them.
Our family-owned corporate office supplies career HOA experts who know which federal and state rules affect your association.
Your board will also have direct email access to our CEO and founder, Scott Brady.
The founder's experience
Scott Brady has been in Southern California real estate since 2012. He recognized that HOA management needed reform and built Progressive Association Management in 2020 to lead the way. He's advocated for change at the local and state level, written the book on HOAs, and created tools to keep associations financially sound.
Free help for Carson board members
Our library of board resources is free and open. We made it because we want every HOA to be better run, not only the ones we manage.
Self-managing boards are more than welcome.
What sets Carson associations apart
Attached townhomes with shared systems
Many Carson associations are townhome communities from the 1970s and 1980s with shared roofs, attached garages, and a community pool. That shared construction makes clear maintenance rules especially important.
A maintenance matrix prevents disputes
When one roof covers several homes, owners need to know who pays when a section fails. A maintenance matrix based on your CC&Rs answers that before the leak, not during it.
Two fault lines and industrial neighbors
Carson sits near both the Newport-Inglewood and Palos Verdes faults. Communities close to refineries or industrial corridors should also ask their broker how the policy handles neighboring-property risks and pollution exclusions.
Phasing roof replacements
Roof replacement is the most common large project in Carson townhome communities. Doing it building by building over several years spreads the cost and keeps it out of special assessment territory.
Soccer, shopping, and the beach
Dignity Health Sports Park brings LA Galaxy matches close to home, Cal State Dominguez Hills anchors the north side of town, and the South Bay beaches are a short drive west.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
We do. Every association gets an in-person inspection no less often than every other month. If the board wants more, extra inspections cost a small fee.
The CC&Rs, budget, reserve study, delinquencies, litigation, and other critical records. Our proprietary HOASnapshot organizes all of it like a Carfax for your association and flags the top priorities. Boards use it as a baseline for decision-making.
We manage nearly 1,000 properties and over 269 associations, so effective insurance is essential. Our policies:
- General Liability – Covers injury or property damage tied to a community, rental, or service call.
- Errors and Omissions – Protects real estate work by our agents in HOA management, residential management, and sales.
- Cybertheft – Coverage for operating, trust, and reserve funds against digital theft.
- Workers Compensation – Covers workplace injuries for staff and agents through the state fund.
- Fidelity Bond – Our $1,000,000 bond backs every dollar we hold.
Talk to our management team and we'll find a different manager for your community. Fit matters, and we take it seriously. We just ask that you give your manager a few months to learn the ropes before requesting the change.
Begin with your current contract. Before you terminate, review the notice terms, because some agreements need 30 days, some need 60, and a few only allow you out during one 30-day window each year. Miss it and the contract renews automatically. You can send termination by email or in writing. Then you sign our contract and we take over the transition. We contact your old company, secure the owner role, collect governing documents, update your banking, and onboard owners. Thirty days can work, though we'd rather have 45.
