Management that frees up Claremont boards
A price you can calculate today
We think boards should understand their management costs without a translator.
Our all-inclusive pricing covers the services you receive, with no unexpected fees tucked in. The rates are posted publicly, so you can get a sense of cost before calling anyone.
And your rate stays predictable after you sign.
It's a 2% management fee, below the industry average, plus standard per-owner charges. Your board chooses how much support it wants for financials and meetings. There's nothing else.
Our Pricing page calculator will give you an estimate once you enter your HOA's details. Ask for a free quote after that, and we'll confirm in writing within one business day.

Seven written performance standards
Each standard appears in our contract. If we don't meet one, we'll make it right and you'll see the difference in reduced fees.

- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A Claremont partner that grows with you
From a small condo group near the Colleges to a large planned community, we manage every size. Our family-owned company sits in a sweet spot, with more resources than a solo manager and more personal care than a national chain. We know our boards and bring a full team of specialists.
A dedicated, focused team
We put quality ahead of growth. Your manager's portfolio is kept manageable, so serving your board well is realistic, not aspirational.
Our local managers already serve associations across the Claremont area.
Each has a regional supervisor with years of expertise in their corner.
Our corporate office, which is family-owned, adds a team of HOA career professionals who follow the federal and state laws affecting your community.
Need to reach the top? You'll have Scott Brady's direct email. He's our founder and CEO.
Who started Progressive
Scott Brady has worked in real estate across Southern California since 2012. Believing HOA management had to change, he founded Progressive Association Management in 2020. He's advocated for reform with state and local leaders, written the book on HOAs, and created tools that help associations stay on stable financial ground.
Resources for Claremont board members
Our board resource library is free to anyone. We made it because we genuinely want HOA management to improve across the board.
Self-managing boards can use it too.
Claremont HOA board essentials
Owners who expect the details
Claremont associations include townhome communities, senior-oriented condos, and planned developments in the foothills. Many owners are retirees or college faculty, and they appreciate monthly statements that are complete and easy to follow.
Caring for the tree canopy
Claremont's trees are part of its character, and city tree rules can affect how boards prune or remove common-area trees. It's worth budgeting for a certified arborist instead of relying on a general landscaping crew.
Brush fire season in the foothills
North Claremont borders the San Gabriel foothills and the Claremont Hills Wilderness Park, where brush fires are a seasonal concern. Expect carriers to ask about defensible space and roofing materials at renewal.
Trees, irrigation, and clubhouses
Mature trees, aging irrigation systems, and older clubhouse buildings show up in many Claremont reserve studies. Keeping those estimates current lets the board spread the costs instead of assessing owners all at once.
A walkable college town
The Village's shops and restaurants, the California Botanic Garden, and the Wilderness Park loop give Claremont its walkable, outdoorsy feel.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
At minimum, every other month. Your manager walks the community in person, and the board can request additional inspections for a small fee.
It gives your board a single, reliable picture of the association. Like a Carfax, our proprietary HOASnapshot pulls together the CC&Rs, budget, reserve study, delinquencies, litigation, and other key details, then ranks them. Boards rely on it as a benchmark for decisions.
Yes. Because we manage close to 1,000 properties and over 269 associations, comprehensive coverage is a priority. We carry:
- General Liability – Covers bodily injury and property damage at communities, rentals, or on the job.
- Errors and Omissions – Coverage for agents' work in association management, residential property management, and sales.
- Cybertheft – Protects business operating, trust, and reserve funds from thieves.
- Workers Compensation – State-fund coverage for on-the-job injuries to our people.
- Fidelity Bond – Funds in our care are protected by a $1,000,000 bond.
Of course. Sometimes a manager and board just aren't aligned. Contact our management team and we'll transfer your account to someone new. We'd only ask for a few months of runway first so the manager can learn your community.
Step one: terminate your agreement with your current company. Read that contract closely. Some allow cancellation with 30 days' notice, some with 60, and a few only during a fixed 30-day window, with automatic yearly renewal if you miss it. Email or written notice is fine. Step two: sign our contract. From there we run the transition, which covers contacting your previous company, transferring the owner role, gathering governing documents, changing banks, and onboarding owners. It can take 30 days, though 45 is preferable.
