Easing the workload for La Verne boards
Rates you can see right now
Pricing works best when it's open and dependable.
That's why our management fee is all-inclusive and free of surprise add-ons. You can also look up our published rates and estimate your cost without a phone call.
Once you're a client, expect stable rates.
Our pricing combines a 2% management fee, lower than the industry standard, with standard per-owner charges. From there, your board chooses its financial and meeting support. That's the entire structure.
Enter your HOA information into the calculator on our Pricing page to get an estimate, then request a free quote. We'll confirm the details in writing within one business day.

La Verne's right-sized management partner
Whether your La Verne association is a small group of townhomes or a large hillside community, we fit. We're family-owned, so we offer more resources than a mom-and-pop operation and far more personal attention than a national company. You'll be known by name and supported by experts.
A trustworthy management team
We focus on doing right by the boards we have. Managers keep sustainable portfolios, which means yours has room to give your board great service.
Our local managers already help associations near La Verne stay on track.

Our family-owned corporate office is staffed by career HOA professionals who know exactly which federal and state laws apply to you.
When you sign on, you also get Scott Brady's email. He's our CEO and founder, and he wants to hear from you.
The founder and his mission
Scott Brady has been a Southern California real estate professional since 2012. He founded Progressive Association Management in 2020 because HOA management needed reform. He's worked for change at the local and state level, written the book on HOAs, and built tools to keep your association financially healthy.

Serving La Verne's boards and owners
Communication that works for every owner
Many La Verne associations serve older residents, including 55-plus communities. Boards here need a manager who explains things clearly and patiently, and who is comfortable with phone calls and printed notices.
Getting notices delivered correctly
California law lets owners choose how they receive notices. In communities with many older owners, keeping mailing lists current and honoring each owner's preference makes sure required notices reach everyone.
Santa Ana winds above Marshall Canyon
The foothills above La Verne, including Marshall Canyon, carry real wildfire risk during Santa Ana wind events. Carriers may ask about brush clearance and roof type when your policy renews.
Protecting owners on fixed incomes
Clubhouses, pools, and private streets are common reserve items in La Verne's senior communities. Owners on fixed incomes feel a special assessment sharply, which makes steady reserve funding especially important.
Old Town and the outdoors
Old Town La Verne, the Marshall Canyon trails, and nearby Puddingstone Reservoir give residents a relaxed mix of small-town shops and open space.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Each community gets a walk-through inspection at least every other month. If the board wants extra visits, they're available for a small fee.
Our proprietary HOASnapshot works like a Carfax for associations. It gathers critical items such as the CC&Rs, budget, reserve study, litigation, and delinquencies, then distills them into a prioritized report. Boards use it as a baseline for making decisions.
Yes. Overseeing nearly 1,000 properties and more than 269 associations, we keep thorough coverage, including:
- General Liability – Covers damage to people or property at associations, rentals, or during work.
- Errors and Omissions – Insures our agents' real estate work in association management, residential management, and sales.
- Cybertheft – Protects operating, trust, and reserve funds from criminals targeting money managers.
- Workers Compensation – Covers job-related injuries for employees, managers, and agents.
- Fidelity Bond – A $1,000,000 bond protects the money we hold for you.
That's okay. Let our management team know and they'll assign another manager to your community. Before that, we ask boards to give their manager a few months to get comfortable with the property and people.
It begins with terminating your current management contract. Check its terms, because some need 30 days' notice, others 60, and some only allow cancellation within a single 30-day window before auto-renewing for a year. Termination can be sent by email or written notice. Once you sign our contract, we'll take over the transition. That includes contacting your current company, obtaining the owner role, picking up governing documents, changing banks, and onboarding your owners. Thirty days is enough, but 45 is ideal.
