Making board life simpler in Pomona
Run the numbers yourself
Simple, transparent, predictable. That's how pricing ought to work.
With us, one all-inclusive price covers the services you receive. No mystery fees appear on your statement. Our rates are posted online, so your board can figure costs without a sales call.
After setup, you'll know what to expect every month.
It comes down to a 2% management fee, which beats the industry average, and standard per-owner charges. Your board selects the amount of financial and board-meeting support it wants. Nothing more.
Start with the calculator on our Pricing page, then ask for a free quote. We'll get you the details in writing within one business day.

Seven commitments we stand behind
You'll find every one of these in your contract. Miss one and we owe you, with a fix and a credit taken off your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company that fits Pomona
Dozen-unit condo or large planned community, we're built to fit. Our family-owned business lands right in the middle: deeper resources than a small independent shop, and the kind of relationship a national corporation can't offer. We know our boards personally and still bring a full bench of experts.
Dependable people on your account
Quality comes first here. We keep manager workloads in check so your board always gets their full attention.
Our proactive local managers already work with associations near Pomona.
Each one reports to a regional supervisor who knows the work inside and out.
Supporting them all is our family-owned corporate team, career HOA staff who know the federal and state laws your community has to follow.
You'll even have a direct email for Scott Brady, the CEO who founded Progressive.
Why Scott Brady started Progressive
Since 2012, Scott Brady has worked in Southern California real estate. The longer he worked with HOAs, the clearer it became that management needed reform, so in 2020 he founded Progressive Association Management. He's advocated for change locally and statewide, written the book on HOAs, and built tools to keep associations financially strong.
Guides and videos for board members
Our resource library exists because we want every HOA to run better, not just ours. It's free for all boards.
If your board self-manages, we're still happy to help.
Key issues for Pomona HOA boards
Phillips Ranch and its shared spaces
Phillips Ranch is Pomona's best-known planned community, with neighborhood associations that care for shared slopes, greenbelts, and recreation areas. Elsewhere in the city, older complexes often have pools, roofs, and paving that were all installed around the same time.
When everything comes due at once
Building systems installed in the same year tend to wear out in the same decade. A reserve study that maps those replacements lets the board phase projects over several years instead of facing three big bills at once.
Santa Ana winds and wildfire coverage
Hillside neighborhoods like Phillips Ranch sit near open brush, and Santa Ana wind events raise fire risk each fall. Keeping brush clearance records on file makes renewals smoother, since carriers ask for them more often now.
Balconies and exterior stairs
Many Pomona complexes have wood-framed balconies and exterior stairways covered by California's SB 326 inspection law. Budgeting for repairs before the inspector arrives keeps the findings from turning into a surprise assessment.
Fairplex, arts, and open space
The LA County Fair at Fairplex, the Downtown Pomona Arts Colony, and the trails in the Ganesha Hills give residents a good mix of culture and outdoor time.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Your manager completes an on-site inspection at least every two months. Need more? Additional inspections are available for a small fee at the board's request.
Because it saves them hours. Our proprietary HOASnapshot is a Carfax-style report that organizes your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data, then ranks what needs attention. It becomes the benchmark your board decides from.
When you manage close to 1,000 properties and more than 269 HOAs, insurance has to be thorough. Ours includes:
- General Liability – Covers harm to people or property at a community or rental, or during any job.
- Errors and Omissions – Protects our agents across association management, residential management, and sales work.
- Cybertheft – Shields your operating, trust, and reserve money from fraudsters.
- Workers Compensation – Takes care of on-the-job injuries to our staff and agents.
- Fidelity Bond – $1,000,000 in bonded protection for funds on hand.
We'll fix it. Let our management team know and we'll bring in another manager to take over your account. Our only request is a few months of patience first, since new managers need time to learn a community.
You'll start by terminating your current contract. Look closely at the cancellation terms. You may need to give 30 or 60 days' notice, and some agreements can only be canceled inside a specific 30-day window before rolling over for a year. Email or a written letter both work. Next, you sign our contract and the transition kicks off. We reach out to your previous manager, take over the owner role, pick up your governing documents, change your banking, and onboard owners. Thirty days is doable. Forty-five is better.
