The right size for your HOA
We serve associations of a dozen owners and associations of several hundred. As a family-owned firm, we bring more support than an independent manager can and more warmth than a national chain usually does.
A team that stays on top of things
Our managers aren't stretched thin. We cap workloads so service stays sharp.
Expect local managers who are friendly and forward-thinking.
They lean on regional supervisors at our Riverside office.
At the corporate level, our HOA pros stay current on the state and federal laws that affect your community.
Your board can also reach Scott Brady, founder and CEO, by email.
Experience at the top
Scott Brady's Southern California real estate career began in 2012. He founded Progressive Association Management in 2020 to give HOAs a better option. He's an advocate for HOA reform locally and in Sacramento, the author of the book on HOAs, and the creator of tools that help associations protect their money.

Hillside living in Chino Hills
Slopes and fuel modification zones
Most Chino Hills associations are hillside planned communities with landscaped slopes, private streets, and fuel modification zones to maintain.
Drainage checks after every storm
Slope care and fuel modification are big budget items here, and drainage checks after heavy rain keep minor erosion from becoming a costly repair.
Fires along the open space
The 2008 Freeway Complex Fire and the 2020 Blue Ridge Fire both burned near Chino Hills, and insurers look closely at communities along the state park's edge.
Walls, slopes, and clearance costs
Hillside slopes, retaining walls, and brush clearance are the largest reserve items in Chino Hills. Steady funding prevents assessments.
A rural feel near the freeways
Chino Hills State Park, The Shoppes at Chino Hills, and the local equestrian trails give the city a rural feel close to the freeways.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. On-site inspections happen at least every second month. Need more frequent visits? Add them for a small fee.
Our proprietary HOASnapshot works like a Carfax for your community. It condenses your CC&Rs, budget, reserve study, delinquency status, litigation, and more into a prioritized summary your board can work from.
We do. With roughly 1,000 properties and over 269 associations under management, our policies include:
- General Liability – Injury or damage related to our work or managed communities.
- Errors and Omissions – Agent mistakes in management or sales.
- Cybertheft – Online scams aimed at HOA funds.
- Workers Compensation – Workplace injuries to our staff.
- Fidelity Bond – $1,000,000 of bonding on funds in our care.
Just tell us. Sometimes the chemistry isn't there, and our leadership will reassign your community. Give any new manager a few months first, though, so they can get familiar with your property.
Your board first needs to end the contract with its current manager. Termination rules differ. Some require 30 days' notice, some 60, and some allow canceling only during a 30-day period before the contract renews for a year. An email or letter usually satisfies the notice requirement. Then sign on with Progressive. Our team will contact your outgoing manager, take over as owner, collect your governing documents, move your bank accounts, and onboard every homeowner. Thirty days is possible, but we recommend 45.
