Transparent pricing
Knowing your costs ahead of time just makes sense.
We publish our rates and include the everyday services in them, so there's no list of extra charges for routine tasks.
Your rate is stable once you've joined.
It's a mix of a 2% management fee under the industry average, fixed per-owner pricing, and financial and meeting support that your board can opt into.
Head to our Pricing page and try the calculator. When you're ready, ask for a free quote, and we’ll confirm it in writing within one business day.

7 guarantees, no fine print
We include all seven in every contract. If we let one slide, we fix it fast and take money off your fee.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A company that fits Ontario HOAs
Twelve owners or several hundred, we're a good match. We're family-owned, so you get stronger backing than a single independent manager and more personal service than a national brand.
Managers who stay engaged
We prioritize great service over a bigger client count, which keeps our managers focused.
Your local manager will be proactive and easy to work with.
Our Riverside office's regional supervisors support them closely.
Corporate staff with deep HOA knowledge keep everyone aligned with California and federal law.
Your board also receives Scott Brady's email, so you can reach our founder and CEO directly.
Founded by an industry reformer
Scott Brady got his start in Southern California real estate in 2012. In 2020 he created Progressive Association Management with the aim of doing HOA management better. He's pushed for reform both locally and in Sacramento, has written the book on HOAs, and develops tools that protect association finances.
Resources that make board work easier
We put together a free HOA library so Ontario directors can get answers quickly without digging through legal jargon.
It's free for self-managed boards, too.
Ontario HOA board advice
Ontario Ranch and older downtown condos
The city has layered master and neighborhood associations in Ontario Ranch, plus older condo complexes near downtown.
Moving past the developer budget
New Ontario Ranch communities often start with a developer's budget. An independent reserve study gives the new board a realistic baseline.
Wind exposure in the Inland Empire
Santa Ana winds and summer heat drive roof, tree, and fence damage across Ontario. Make sure your coverage review addresses wind exposure specifically.
Avoiding early underfunding
Because everything is new, young communities often contribute too little to reserves. Building contributions gradually now prevents a sharp jump when the first big replacements arrive.
A convenient Inland Empire hub
Ontario Mills, the Toyota Arena, and an airport just minutes away make Ontario one of the most convenient cities in the Inland Empire.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We schedule on-site inspections at least every other month, and boards can add more visits for a small fee.
You get a ranked overview of your association's health, a lot like a Carfax. Our proprietary report covers your CC&Rs, budget, reserve study, delinquencies, litigation, and other key items so your board knows where to focus.
Yes. Because we oversee about 1,000 properties and over 269 associations, we carry:
- General Liability – Handles injury or damage connected to our work or your property.
- Errors and Omissions – Handles agent mistakes in management or sales.
- Cybertheft – Handles losses if HOA money is targeted online.
- Workers Compensation – Handles injuries our employees suffer at work.
- Fidelity Bond – Handles up to $1,000,000 to protect funds we hold.
That's fine. Not every match works out. Contact our leadership and we'll reassign your community. We'd just encourage a few months for a new manager to get up to speed.
You'll start by canceling your current management contract. Termination terms vary a lot. Notice might be 30 days or 60, and some agreements only allow cancellation within a 30-day window before automatically renewing for a year. Notice by email or in writing usually works. Next, sign with Progressive and we'll run the transition: contacting your old company, taking over as owner, gathering governing documents, transferring bank accounts, and onboarding your owners. It can be done in 30 days, but 45 is more comfortable.
