A family business with real depth
Whatever your association's size, we can handle it. Being family-owned lets us pair stronger backup than a lone manager with a more personal touch than the big national players.
Managers with room to focus
Smaller portfolios per manager mean your community gets real attention, not leftovers.
Our local managers bring energy and stay a step ahead.
The Riverside office's regional supervisors have their backs.
And our corporate office keeps experts on hand for California and federal HOA compliance.
Need to escalate? Your board gets founder and CEO Scott Brady's email address.
Our founder's story
Since 2012, Scott Brady has worked in Southern California real estate. In 2020 he founded Progressive Association Management to bring better standards to HOA management. Along the way he's championed reform in local councils and Sacramento, written the book on HOAs, and built tools that safeguard association finances.

Rancho Cucamonga HOA structure and risks
Terra Vista, Victoria, and the villages
The city includes large master associations like Terra Vista and Victoria, with neighborhood associations underneath them.
Who's responsible for what
With two layers of associations, owners need a clear map of which one maintains each wall, slope, and park. That clarity prevents duplicate work and frustrated owners.
Wind-driven fire in Alta Loma and Etiwanda
Neighborhoods in Alta Loma and Etiwanda sit against the San Gabriel Mountains, where Santa Ana winds can drive fast-moving fires. Insurers look closely at that exposure.
Parks, walls, and the 2029 turf rules
Park upkeep, perimeter walls, and the turf conversions AB 1572 requires are the major costs coming for Rancho Cucamonga associations. Phasing them protects owners.
Victoria Gardens and the Quakes
Victoria Gardens, the Pacific Electric Trail, and Quakes games at LoanMart Field make Rancho Cucamonga a lively place to live.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. A manager inspects on-site at minimum once every 60 days, and you can schedule more for a small added fee.
The HOASnapshot is a proprietary report we created, a bit like a Carfax for HOAs. It reviews your governing documents, budget, reserve study, delinquencies, and any lawsuits, and lists what needs attention first.
Thoroughly. Overseeing nearly 1,000 properties and upward of 269 associations, we maintain:
- General Liability – Covers harm or damage arising from our work or at managed properties.
- Errors and Omissions – Covers agent errors in management or sales activity.
- Cybertheft – Covers association funds if cybercriminals strike.
- Workers Compensation – Covers our people if they're hurt at work.
- Fidelity Bond – Covers the funds we manage with a $1,000,000 bond.
Of course. Personalities don't always mesh. Let management know and we'll make the switch, ideally after your current manager has had a few months to learn the property.
First, give notice to your current management company. Look at your contract's termination terms, since many call for 30 or 60 days and some limit cancellation to one 30-day stretch before renewing for another year. Notice in writing or by email typically qualifies. After that, sign with Progressive and let us handle the transition. We'll coordinate with the previous company, assume the owner role, gather governing documents, change over your bank accounts, and onboard owners. Thirty days works; forty-five is better.
