Fontana HOA management that simplifies everything
Pricing out in the open
Predictable costs make for easier budget meetings.
So our pricing is public and all-inclusive for routine services. You won't get nickel-and-dimed for normal work.
Rates stay put after you're set up.
Here's the formula: a 2% management fee that undercuts the industry average, predictable per-owner charges, and optional financial and meeting packages.
Plug your details into the Pricing page calculator, then request a free quote. We'll put it in writing within one business day.
Our Pricing and Transparency pages have the fine print.
Seven ways we guarantee results
These come standard in every contract. Fall short on one, and we correct it while lowering your management fee.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Family-owned, fully equipped
Your HOA could be small or large, and either way we're ready. We're a family business with more resources than a solo manager and a closer relationship than a national firm offers.
Managers who have time for you
We don't pile communities onto our managers, so yours can give your HOA proper attention.
Our local managers are upbeat and quick to act.
Regional supervisors out of the Riverside office guide them.
And our corporate team includes HOA experts who follow California and federal law closely.
Your board even gets a direct line to founder and CEO Scott Brady by email.
A founder who knows HOAs
Scott Brady has worked in Southern California real estate since 2012. He launched Progressive Association Management in 2020 to improve the way associations are run. He's fought for HOA reform at the local level and in Sacramento, written the book on HOAs, and built tools that keep associations on solid financial ground.
Free HOA guides
Board members can learn the ropes through our free library of HOA articles and guides.
Self-managed boards are more than welcome.
Fontana HOA planning tips
Newer communities north of the 210
Many Fontana associations, especially north of the 210, are newer planned communities with parks, pools, and private streets.
Shorter life cycles in the wind and heat
Strong winds and summer heat wear down landscaping, fencing, and roofs faster here than near the coast. Budgets should plan for shorter replacement cycles.
Santa Ana winds and foothill fire
North Fontana is close to the San Gabriel foothills, and Santa Ana winds raise the risk of both wildfire and wind damage. Your policy should account for both.
Parks, walls, and turf conversion
Park maintenance, perimeter walls, and turf conversion are major reserve items in Fontana. Steady funding keeps them from becoming assessments.
Parks, trails, and racing history
Fontana's parks, the Jurupa Hills trails, and the city's long racing history at the former Auto Club Speedway give Fontana a character of its own.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
We do, every two months at a minimum. Want more? Extra walks are available for a small charge.
It's a proprietary report we prepare for associations, kind of like a Carfax. We review the CC&Rs, budget, reserve study, delinquencies, and litigation, then organize the findings from most to least urgent.
Fully. Handling close to 1,000 properties and more than 269 associations, we hold:
- General Liability – For accidents or damage involving our work or your property.
- Errors and Omissions – For agent missteps in management or sales.
- Cybertheft – For fraud attempts on association accounts.
- Workers Compensation – For staff injuries on the job.
- Fidelity Bond – For client funds, backed by $1,000,000.
Yes, you can. If it's not a fit, let our management know and we'll reassign. We do recommend allowing a few months for any manager to learn your HOA.
Start by terminating your existing management agreement. Check the notice terms. They're commonly 30 or 60 days, and certain contracts only allow cancellation in a 30-day window ahead of a yearlong renewal. Email or a mailed letter is normally sufficient. Once you sign with Progressive, we take over the details: reaching out to the former company, becoming owner of record, collecting governing documents, switching banks, and onboarding owners. We can finish in 30 days, though 45 is the sweet spot.
