A family company with Inland Empire roots
Riverside associations range from small condo complexes to large planned communities, and we manage the full spectrum. Being family-owned, we offer more resources than a solo manager and far more personal service than national firms.
Managers who live and work nearby
We keep caseloads manageable so your local manager has real time for your board.
Our Riverside-based managers already handle all of our local associations.
Supervisors in the same office keep them supported.
And our family-owned corporate team brings deep knowledge of the California and federal laws that affect your HOA.
You'll also get direct email access to our founder and CEO, Scott Brady.
Our founder's commitment to reform
Scott Brady entered Southern California real estate in 2012. Convinced that HOA management needed a shake-up, he started Progressive Association Management in 2020. He's pressed for reform with local and state leaders, written the book on HOAs, and created tools to keep associations financially stable.
Resources for Riverside board members
We maintain a free library of guides and videos for board members everywhere.
Self-managed boards are welcome to it.
Inland Empire HOA realities in Riverside
Near UCR and across the south side
Riverside's associations range from 1970s and 1980s condo complexes near UCR to newer planned communities on the south side with parks, pools, and private streets.
Inland heat and shorter life cycles
Riverside's summer heat is hard on roofs, pool equipment, and landscaping. Budgets here should plan for shorter replacement cycles than a coastal community would.
Box Springs fire risk and river flooding
Hillside neighborhoods near the Box Springs Mountains face wildfire exposure, while areas along the Santa Ana River corridor have flood considerations. Coverage reviews should be specific to each community's location.
Turf conversion in the reserve plan
Landscaping and water are major costs in Riverside, and AB 1572 bans drinking-water irrigation of nonfunctional common-area turf starting in 2029. Turf conversion belongs in the reserve plan now.
Downtown Riverside's landmarks
The Mission Inn, the summit trail on Mount Rubidoux, and the Fox Performing Arts Center make downtown Riverside a regional draw.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Formal on-site inspections happen at least every other month, and being close by makes extra visits easy to schedule for a small fee.
It's a report we built in-house that works like a Carfax for your HOA. We compile and rank the CC&Rs, budget, reserve study, delinquencies, any litigation, and other key data. Boards use it as their baseline.
Yes. With close to 1,000 properties and more than 269 associations in our care, we hold:
- General Liability – Covers accidents involving people or property at managed sites or on the job.
- Errors and Omissions – Covers our agents' association, residential, and sales work.
- Cybertheft – Protects operating, trust, and reserve accounts from digital theft.
- Workers Compensation – Injured employees are covered through the state fund.
- Fidelity Bond – Funds we manage are bonded for $1,000,000.
We'll make the switch. Reach out to our management team and they'll reassign your account. Give your current manager a few months to learn your community before you decide, though.
Begin by ending your contract with your current manager. Look closely at the notice terms, which can be 30 days, 60 days, or a single 30-day window each year before the agreement renews. Email or written notice is fine. After you sign with us, our local team handles the transition, coordinating with your old company, taking the owner role, collecting governing documents, switching banks, and onboarding owners. It can be done in 30 days, but 45 is ideal.
