Clear costs before you commit
A premium community still deserves a straightforward bill.
Our inclusive fee covers the services you receive, with no add-ons appearing later. We post rates publicly, so your board can size up costs on its own timeline.
And rates don’t drift after you join.
We start at a 2% management fee, beneath the typical industry rate, add the usual per-owner fees, and then your board chooses how much financial and meeting assistance it wants. Done.
Give the calculator on our Pricing page a try for a quick read. When you request a free quote, we’ll put it in writing for you within one business day.

Seven guarantees, in the contract
Your agreement lists them. Miss one, and we owe your HOA both a remedy and a lower fee.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company with an eye for detail
Whether your association is a small enclave or a sprawling hillside community, we can manage it. Family ownership lets us blend deeper resources than a one-office firm with the attentive service big chains tend to lose.
Managers who notice the little things
We cap manager workloads so they can notice the small issues before they become expensive ones.
We already manage associations in Yorba Linda.
Regional supervisors back each manager with know-how.
Behind the scenes, our family-run head office tracks the California and federal regulations that apply to your HOA.
Your board can also reach founder and CEO Scott Brady by email anytime.
The story of our founder
Scott Brady has been a Southern California real estate professional since 2012. He launched Progressive Association Management in 2020 with HOA reform in mind. He's lobbied for better policy at the city and state level, written the book on HOAs, and designed tools to keep association budgets healthy.

Hillside HOA planning in Yorba Linda
Gated hillside communities
Many Yorba Linda associations are gated hillside communities with private streets, landscaped slopes, and equestrian trails, which means a lot of common ground to maintain.
The cost of keeping slopes safe
For hillside communities, slope upkeep and fuel modification are among the biggest items in the annual budget. Doing that work on schedule also helps at insurance renewal.
Remembering the Freeway Complex Fire
The 2008 Freeway Complex Fire destroyed many homes in Yorba Linda, and insurers haven't forgotten. Keeping defensible space records current is the best way to prepare for renewal.
Funding streets, slopes, and trails
In Yorba Linda, the major reserve items are usually hillside slopes, private roads, and trail upkeep. Funding them steadily prevents special assessments.
History and horse trails
The Richard Nixon Presidential Library, Yorba Regional Park, and miles of equestrian trails make Yorba Linda a hillside favorite.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. A manager walks your community at least once every two months. For extra visits, there's a small charge.
It gives your board a clear starting point. We designed this report to work like a Carfax for associations, summarizing your CC&Rs, budget, reserve study, collections, legal matters, and more in priority order. Boards keep coming back to it for big decisions.
We look after close to 1,000 properties and over 269 associations, so we keep these policies in force:
- General Liability – For injuries or damage that happen at a managed property or during our work.
- Errors and Omissions – Professional coverage for our agents' management and brokerage work.
- Cybertheft – Keeps operating, trust, and reserve dollars insured against online crime.
- Workers Compensation – Our team is covered by the state fund for on-duty injuries.
- Fidelity Bond – Money we hold is backed by a bond worth $1,000,000.
Just say so. Our management team will reassign your account. We only ask for a few months up front so your manager can get to know the community.
First, your board notifies its current manager that it's ending the contract. Check the agreement for the notice period, which is often 30 or 60 days, though some only allow a single 30-day cancellation window each year before renewing. Email or a letter both count. Once you've signed with us, our team does the heavy lifting. We'll work with your outgoing company, take on the owner role, collect your governing documents, move your bank accounts, and onboard every owner. Forty-five days is ideal, but we can do it in 30.
