We want your board to understand exactly what it's paying for.
Our pricing is all-inclusive, so there are no surprise fees. Rates are published online, letting your board estimate costs before reaching out.
Your rates stay consistent after onboarding.
It's a 2% management fee, under the industry average, with standard per-owner charges. Your board picks the financial and meeting support it needs. Nothing else.

A Brea-friendly family company
Whether your association has a dozen homes or several hundred, we're a fit. Family ownership gives us more resources than a mom-and-pop shop and more personal care than national firms. Expect a team that knows your name.
Managers with the time to care
Our managers keep reasonable portfolios, so yours can give your board real attention.
Our local managers already serve Brea associations.
Regional supervisors support them with experience.
Our family-owned corporate office has HOA professionals who keep up with federal and state laws affecting your community.
You'll also have direct email access to Scott Brady, our CEO and founder.
The founder of Progressive
Scott Brady has worked in Southern California real estate since 2012. He founded Progressive Association Management in 2020 because HOA management needed reform. He's advocated for change at the local and state level, written the book on HOAs, and built tools to keep associations financially sound.
Resources for Brea board members
We've built a free resource library because we want every HOA to be well managed.
Self-managed boards can use it too.
Hillside and downtown: Brea HOA notes
Olinda Ranch, Carbon Canyon, and downtown
Brea has hillside communities near Carbon Canyon and Olinda Ranch, along with condos close to downtown. The two groups face very different maintenance priorities.
Slope budgets and downtown parking
Brea's hillside associations need dedicated budgets for slopes and fuel modification. Downtown condos spend more of their attention on parking and noise.
A history of canyon fires
Carbon Canyon and the Chino Hills have a long wildfire history, including the 2008 Freeway Complex Fire. Insurers look closely at hillside exposure here, so documented brush clearance helps.
Budgeting for recurring hillside work
Slope repairs and brush clearance come back year after year in Brea's hillside communities. Building them into the reserve plan avoids special assessments.
Downtown, the mall, and a redwood grove
Downtown Brea's restaurants, the Brea Mall, and the redwood grove in Carbon Canyon Regional Park make Brea a north county favorite.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Our managers inspect each property on-site at least every other month, and boards can request more for a small fee.
It's a proprietary association report we designed to work like a Carfax. It covers the CC&Rs, budget, reserve study, delinquencies, litigation, and other key data, ranked by priority. Boards use it as a benchmark.
Yes. With about 1,000 properties and more than 269 associations in our care, we carry:
- General Liability – Covers injury or damage at managed properties or during work.
- Errors and Omissions – Covers our agents in management and sales.
- Cybertheft – Protects operating, trust, and reserve funds.
- Workers Compensation – State-fund coverage for job injuries.
- Fidelity Bond – Our $1,000,000 bond protects funds on hand.
Contact our management team and we'll assign a new manager. We just ask for a few months first so your manager can learn your community.
Terminate your current contract first. Check the termination terms, since some need 30 days' notice, some 60, and a few only allow cancellation in a single 30-day window before renewing for a year. Email or written notice works. Then sign with us, and we'll take care of the transition, including contacting your old company, assuming the owner role, collecting governing documents, switching banks, and onboarding owners. Thirty days is possible; 45 is better.
