Taking the pressure off Glendora boards
Pricing you can figure out on your own
We want our pricing to be predictable and easy to read.
So it's all-inclusive: you pay for the service you get, and no surprise fees show up. Our rates are published, letting your board estimate costs before reaching out.
Your costs stay consistent after setup.
We blend a 2% management fee, lower than typical in the industry, with standard per-owner charges. Your board chooses the financial and meeting support it needs, and that's the full cost.
Visit our Pricing page and run your association's details through the calculator. Then request a free quote and get written confirmation from us within one business day.
All the details are on our Pricing and Transparency pages.
Seven guarantees that matter
We write each guarantee into our contracts. When we fall short, we fix things and take real money off your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.

Who leads Progressive
Scott Brady has spent more than a decade in Southern California real estate, beginning in 2012. In 2020, he founded Progressive Association Management to reform HOA management. He's advocated for progress at the local and state level, written the book on HOAs, and built tools to keep associations financially healthy.

Foothill living: notes for Glendora boards
Hillside communities and older condos
Glendora has hillside planned communities with private streets and slopes, plus older condo complexes down in the flats. The hillside communities usually carry the larger maintenance load.
Fuel modification zones
Foothill communities often have fuel modification zones that must be cleared and thinned on a schedule. Along with slope maintenance, that work is one of the biggest lines in the budget.
Fire, then mud
The 2014 Colby Fire burned in the hills above Glendora, and burned slopes raise the risk of mud and debris flows in the winters that follow. Insurers look carefully at foothill exposure for that reason.
Walls and streets add up
Slope repairs, retaining walls, and private streets cause most of the special assessments we see in Glendora. Building realistic costs for each into the reserve study protects owners.
The Village and the mountains
The Glendora Village, the Big Dalton trails, and views of the San Gabriels from nearly every street make Glendora one of the prettiest cities in the valley.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect every community in person at least every other month, and we'll add more inspections for a small fee whenever the board asks.
It's our proprietary association report, similar to a Carfax. We combine your CC&Rs, budget, reserve study, litigation, delinquencies, and other key data into a prioritized summary. Boards use the HOASnapshot as their baseline for decisions.
We manage almost 1,000 properties and over 269 associations, so we keep comprehensive coverage in place:
- General Liability – Covers injury and property damage at communities, rentals, or during work.
- Errors and Omissions – Covers our agents in association management, residential management, and sales.
- Cybertheft – Shields operating, trust, and reserve funds from theft.
- Workers Compensation – Covers work injuries for our team through the state fund.
- Fidelity Bond – We hold a $1,000,000 bond on funds in our care.
Contact our management team and we'll assign a different manager. Sometimes it just isn't the right fit. We ask that you give your manager a few months to get to know your board and property first.
Start by terminating your current management agreement. Read its terms closely. Some require 30 days' notice, some 60, and a few allow cancellation only within one 30-day window, renewing for a year if you miss it. You can terminate by email or letter. After that, sign with us and our team will manage the transition: reaching out to your old company, taking over the owner role, gathering governing documents, switching banks, and onboarding owners. We can do 30 days, but 45 is best.
