A company that fits Duarte
We manage associations with a dozen owners and associations with several hundred. Being family-owned, we offer more resources than a small solo operator and far more personal care than national companies. You get both relationship and expertise.
People who follow through
We make sure managers aren't overloaded. Sustainable portfolios free them up to serve your board the right way.
Our local managers already help associations around Duarte and the foothills.
They get support from experienced regional supervisors.
And our family-owned corporate office brings in HOA professionals who know the federal and state laws your association must follow.
As a client, you can email our founder and CEO, Scott Brady, directly.
Our founder, in brief
Scott Brady has worked in Southern California real estate since 2012. Seeing that HOA management needed to change, he founded Progressive Association Management in 2020. He's advocated for reform at the state and local level, written the book on HOAs, and built tools to protect association finances.
Resources for Duarte HOA boards
Our resource library is free for every board. We built it because helping HOAs run better is the whole point.
Self-managed boards included.
Things Duarte boards should keep in mind
Older complexes and newer transit projects
Most Duarte associations are small or mid-size. Some were built in the 1970s, while others are newer projects along the transit corridor, and the two need very different reserve plans.
Brush clearance north of Huntington
Communities north of Huntington Drive sit closer to the foothills and need regular brush clearance and drainage upkeep, especially before fire season and the winter rains.
After the Bobcat Fire
The 2020 Bobcat Fire burned in the mountains above Duarte, and insurers still ask about wildfire exposure for communities near the forest edge. Good clearance records help.
Roofs, asphalt, and storm drains
In Duarte, roofs, asphalt, and storm drainage are the components most likely to need major work. Steady funding keeps those projects from turning into surprise assessments.
Quiet streets, quick connections
City of Hope's gardens, the San Gabriel River Trail, and an easy Metro ride to Pasadena make Duarte a quiet but well-connected place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Expect an on-site inspection at least every two months. Extra inspections are available for a small fee if your board asks.
The CC&Rs, budget, reserve study, litigation, delinquencies, and other critical information. We distill it into a proprietary, Carfax-style report that highlights what matters most. Boards use the HOASnapshot to set a baseline for decisions.
Yes. With about 1,000 properties and more than 269 associations in our portfolio, we carry the following:
- General Liability – Covers injuries or damage at properties we manage or work on.
- Errors and Omissions – Protects agents in HOA management, residential management, and sales.
- Cybertheft – Covers operating, trust, and reserve funds against digital criminals.
- Workers Compensation – Covers our team's on-the-job injuries through the state fund.
- Fidelity Bond – $1,000,000 bond protecting funds on hand.
Just ask. Our management team will move your account to another manager. We'd only ask that you give your current manager a few months to get to know your board first.
It starts when you terminate your current management contract. Read the contract carefully. Notice periods range from 30 to 60 days, and some contracts only allow cancellation in one 30-day window, auto-renewing for a year if you miss it. Send notice by email or letter. Then sign our contract, and we'll take it from there: contacting your previous company, getting the owner role, collecting governing documents, changing banks, and onboarding owners. We need 30 days at minimum, and 45 is best.
