Estimate your cost in advance
There's no reason HOA management pricing should be confusing.
Ours is all-inclusive. You pay for the services you get and skip the surprise add-ons. With our rates published online, you can figure out your cost before reaching out.
You'll have predictable rates after onboarding.
Our rate is a 2% management fee, which is below average for the industry, plus standard per-owner charges. Then your board decides on financial and meeting support. That's all.
Use the calculator on our Pricing page to see what you'd pay. Then request a free quote and our team will send written confirmation within one business day.
Check out our Pricing and Transparency pages for details.

A family-owned partner for Baldwin Park
We manage associations of all sizes, from small townhome groups to large communities. As a family-owned company, we balance more resources than a mom-and-pop shop with a level of personal care that big national companies can't match. We'll know your board and bring expert help.
Managers who stay focused
We don't stretch our managers thin. Sustainable portfolios mean your manager has time to properly serve your board.
Our proactive local managers already serve communities near Baldwin Park.
They work with regional supervisors who bring years of expertise.
And our family-owned corporate office supports them with HOA professionals who know the laws, federal and state, that affect your community.
You'll even have founder and CEO Scott Brady's personal email.
Our founder's commitment
Scott Brady has been active in Southern California real estate since 2012. He saw a need to reform HOA management and founded Progressive Association Management in 2020. He's advocated for reform with local and state leaders, written the book on HOAs, and built tools to help associations stay financially sound.

We believe in sharing what we know, so we've built a library of free resources for HOA boards. You don't have to be a client to use it.
Self-managing boards are welcome too.
Starting strong as a Baldwin Park HOA board
Newer, smaller communities
Many Baldwin Park associations are newer, smaller townhome communities with private drives and shared landscaping. Their boards are often still learning the job.
Replace the developer's numbers
New associations often start with a developer budget that underfunds reserves. Commissioning an independent reserve study is one of the most useful first steps a new board can take.
Check your flood zone
Baldwin Park sits between the San Gabriel River and Walnut Creek. Communities in low-lying areas should check FEMA flood maps and talk with their broker about whether flood coverage makes sense.
Private drives and shared walls
Private drives and shared walls are the parts of a newer community most likely to need major work first. Funding them early keeps assessments off the table as the community ages.
An easy commute
Morgan Park, the river trail, and a quick Metrolink ride to downtown LA make Baldwin Park a convenient home for commuters.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Each property gets an in-person inspection at least every other month, and additional inspections are available for a small fee at the board's request.
Everything a board needs to see. Our proprietary HOASnapshot works like a Carfax for associations, organizing the CC&Rs, budget, reserve study, litigation, delinquencies, and other important data into a prioritized report. Boards use it as a baseline for decisions.
Managing almost 1,000 properties and over 269 associations means we maintain comprehensive insurance. That includes:
- General Liability – Protects against injury or damage at communities, rentals, or during our work.
- Errors and Omissions – Covers our agents' real estate work, including association management, residential management, and sales.
- Cybertheft – Insures operating, trust, and reserve funds against criminals.
- Workers Compensation – Covers injured employees, managers, and agents under the state fund.
- Fidelity Bond – A $1,000,000 bond protects funds we hold.
Tell our management team and we'll assign a new manager to your community. It happens, and we want you to be happy. We do ask that you give your manager a few months to get to know the board and property first.
Start by terminating your current management contract. Check the cancellation terms closely. Some allow 30 days' notice, some 60, and a few only allow cancellation during a single 30-day window before renewing for a year. You can terminate via email or written notice. After that, sign with us and we'll take care of the transition: contacting your previous manager, securing the owner role, collecting governing documents, updating bank accounts, and onboarding owners. We can complete it in 30 days, but 45 is ideal.
