Pricing you can check yourself
Clear pricing builds trust, so we keep ours easy to read.
Our fees are all-inclusive. You pay for the management you get, with none of the nickel-and-diming. Rates are posted on our site, so you can estimate before you ever reach out.
As a client, your costs stay consistent.
We pair a 2% management fee, which is lower than typical, with standard per-owner charges. Then your board selects its level of financial and meeting support. That's everything.
Use our Pricing page calculator to estimate your cost. Then send us a free quote request, and we'll confirm the details in writing within one business day.
For more, see our Pricing and Transparency pages.
Performance we guarantee
Your contract includes all seven. Any time we fall short, we'll correct it and lower your fees as a real consequence.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Right-sized for Canoga Park
We manage associations with a few units and associations with hundreds. As a family-owned company, we have more resources than a one-office manager and much more personal service than a national chain. It's the right mix: we'll know your board by name and still bring expert support.
Managers who have time for you
We give managers reasonable portfolios on purpose. That way, your manager can actually focus on your board's needs.
Proactive local managers are already working with Valley associations near Canoga Park.
Behind each one is a regional supervisor with deep experience.
Our family-owned corporate office adds HOA professionals who know the federal and California laws your community has to follow.
And every board gets a direct email for Scott Brady, the founder and CEO.
Our founder's background
Scott Brady's work in Southern California real estate dates back to 2012. Seeing the need for HOA management reform, he founded Progressive Association Management in 2020. He's championed progress in local and state government, written the book on HOAs, and built tools to keep associations financially healthy.
Resources for Valley board members
We care about making HOAs better, period. So we've built a resource library for boards that's free whether you work with us or not.
If you're self-managing, you're welcome to it.
Local know-how for Canoga Park boards
Mid-size complexes from the '70s and '80s
Most Canoga Park associations are mid-size condo complexes from the 1970s and 1980s. Subterranean parking, pools, and original plumbing are common, and all three need a place in the long-term plan.
Equipment that works harder in the heat
West Valley summers regularly push past 100 degrees, which shortens the life of roofs, HVAC units, and pool equipment. Budgets here should assume shorter replacement cycles than the manufacturer's estimate.
Lessons from 1994 and the Simi Hills
The 1994 Northridge earthquake hit the West Valley hard, and buildings over open parking took some of the worst damage. Communities near the Santa Susana and Simi Hills also have wildfire exposure to discuss with their broker.
Soft-story retrofits come first
Buildings with tuck-under parking may be covered by the City of Los Angeles soft-story retrofit ordinance. If that work isn't finished at your building, it should sit at the top of the reserve plan.
Shopping, gardens, and trails
Westfield Topanga and The Village, the gardens at Orcutt Ranch, and the trails around Chatsworth Reservoir are all close by for Canoga Park residents.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Our managers walk every community at least once every other month. More frequent inspections are available for a small fee when the board asks.
The HOASnapshot is our in-house association report, sort of a Carfax for HOAs. It brings together your CC&Rs, budget, reserve study, litigation, delinquencies, and other important data, then puts it in order of priority. Boards use it as a benchmark when making decisions.
Yes. Close to 1,000 properties and more than 269 associations rely on us, so we maintain comprehensive coverage, including:
- General Liability – Responds if someone is hurt or property is damaged at a community, a rental, or a job.
- Errors and Omissions – Covers our agents' real estate activities, including HOA management, rental management, and sales.
- Cybertheft – Protects operating, trust, and reserve money from cybercriminals.
- Workers Compensation – State coverage if our staff are injured while working.
- Fidelity Bond – A $1,000,000 fidelity bond keeps funds on hand protected.
We'll make a change. Reach out to our management team and we'll assign a new manager to your account. Just give your current manager a few months to get to know the board and community before making the call.
You'll need to end your current management agreement first. Check the contract carefully, since notice periods vary between 30 and 60 days, and some only allow cancellation during a specific 30-day window before renewing for another year. Send termination by email or letter. Then sign with Progressive, and we'll handle the transition: reaching out to the previous company, getting the owner role, collecting governing documents, switching banks, and onboarding owners. We can transition in 30 days, but 45 is better.
