Sylmar board service without the burnout
Know the cost on day one
Management pricing should be easy to see and easy to trust.
Our all-inclusive fee covers the work we do with no surprise extras. The rates are published, so your board can estimate costs before calling.
Once you're set up, your rate stays predictable.
We charge 2% for management, under the industry average, plus standard per-owner charges. Your board adds the financial and meeting support it prefers. That's the full cost.
Run your HOA's details through our Pricing page calculator, then request a free quote. Expect written confirmation from our team within one business day.
Details are on our Pricing and Transparency pages.
Seven guarantees, in black and white
Every contract includes them. If we fall short, you'll get a fix and lower fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company for Sylmar communities
We serve associations from a dozen owners to several hundred. Family ownership gives us more capacity than a small solo firm and more heart than big national players. Expect to be known by name and supported by experts.
Managers who keep up
We keep portfolios sustainable, so managers can be proactive with your board instead of just putting out fires.
Our managers already work with associations in the northeast Valley.
They're supported by experienced regional supervisors.
Our corporate office is family-owned and staffed by HOA career professionals who stay current on federal and state laws.
Your board also gets founder and CEO Scott Brady's direct email.
Who started Progressive, and why
Scott Brady has worked in Southern California real estate since 2012. He saw that HOA management needed reform and founded Progressive Association Management in 2020. He's advocated for change at the state and local level, written the book on HOAs, and built tools to keep associations on sound financial ground.
Resources for Sylmar boards
Our resource library is free and open to any board. It's part of our mission to improve HOA management everywhere.
Self-managed boards can use it anytime.
Sylmar HOA readiness
Townhomes, mobile home parks, and foothill developments
Sylmar's associations include townhome communities, mobile home parks, and planned developments near the foothills. Each has a different mix of shared property to maintain.
Brush clearance and equestrian easements
Foothill communities need a dedicated budget for fuel modification and brush clearance. Some also have equestrian easements that add trail upkeep to the association's duties.
Lessons from 1971 and 2008
The 1971 San Fernando earthquake hit Sylmar hard, and the 2008 Sayre Fire destroyed hundreds of homes in a local mobile home park. Both events still shape insurance conversations here.
Keeping fire and slope work funded
Brush clearance, slope repairs, and aging building systems are common reserve items in Sylmar. A reserve study with current pricing keeps those costs from catching owners off guard.
Quiet edge of the Valley
Foothill trails, El Cariso Golf Course, and a quick drive to Santa Clarita make Sylmar a quieter corner of the Valley.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
At least every other month, on-site. Boards can add more inspections for a small fee.
Think of it as a Carfax for your HOA. Our proprietary report gathers the CC&Rs, budget, reserve study, delinquencies, litigation, and more, then ranks what needs attention first. Boards use it as their baseline.
We manage about 1,000 properties and over 269 associations, so we maintain comprehensive coverage:
- General Liability – Covers injury or damage at a community, rental, or on the job.
- Errors and Omissions – Covers our agents' management and sales work.
- Cybertheft – Protects operating, trust, and reserve funds from fraud.
- Workers Compensation – State-fund coverage for injured team members.
- Fidelity Bond – A $1,000,000 bond on funds we hold.
We'll find a better one. Contact our management team to reassign your account. Please give your manager a few months first to get to know the community.
Terminate your existing contract first. Be sure to read the cancellation terms, since some need 30 days' notice, some 60, and a few only allow cancellation during a single 30-day window before renewing for a year. Email or written notice is fine. Then sign our contract and our team will run the transition: contacting your old company, taking over the owner role, collecting governing documents, changing banks, and onboarding owners. We can complete it in 30 days, but prefer 45.
