Taking the weight off Santa Ana boards
Pricing you can plan around
Boards need management costs they can predict.
Our pricing is all-inclusive, with no surprise fees for routine services. We publish our rates, so your board can estimate costs before talking with us.
Once you're set up, rates stay stable.
The formula: a 2% management fee, below the industry average, plus standard per-owner charges, plus the financial and meeting support your board chooses. That's all.
Enter your HOA's details into the calculator on our Pricing page. Then request a free quote, and we'll confirm it in writing within one business day.
See our Pricing and Transparency pages for details.

Every agreement includes them. If we miss the mark, we'll fix it and reduce your fees.

A family-owned partner for Santa Ana
Santa Ana's associations range from small downtown condos to large townhome communities, and we manage both. We're family-owned, with more depth than a mom-and-pop firm and more personal service than a national chain. You'll get expertise and a team that knows you.
A team you can rely on
Our managers keep sustainable portfolios, so they have time for your board's real needs.
Our local managers already serve associations in Santa Ana.
Regional supervisors support them closely.
Our family-owned corporate office is staffed with HOA career professionals who follow every federal and state law that applies to you.
You'll also get Scott Brady's direct email. He's our CEO and founder.
Scott Brady and the Progressive mission
Scott Brady has been in Southern California real estate since 2012. He started Progressive Association Management in 2020 to reform HOA management. He's advocated for change at the state and local level, written the book on HOAs, and created tools that help associations stay financially sound.
Resources for Santa Ana boards
We built a free library of board resources for anyone who wants to run a better HOA.
That includes boards that self-manage.
Issues facing Santa Ana boards
Small complexes to mixed-use downtown
Santa Ana's associations include small condo complexes, mixed-use buildings downtown, and larger townhome communities near South Coast Metro. Each one needs a different management approach.
Sharing costs with commercial owners
When residential and commercial owners share one building, they need a clear agreement on how shared systems are paid for. Without one, disputes over elevators, roofs, and parking are common.
Flood maps along the Santa Ana River
Some Santa Ana neighborhoods sit near the Santa Ana River flood plain. Boards should check current FEMA maps and review their earthquake coverage at the same time.
Roof, plumbing, and balcony work
Santa Ana's older complexes face roof, plumbing, and paving projects, and SB 326 balcony inspections often add new items to the reserve plan. Planning for them keeps assessments rare.
Orange County's cultural center
The Bowers Museum, the Santa Ana Zoo, and the Artists Village give Santa Ana a cultural life few cities in the county can match.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Yes. Contact our management team, and we'll assign a different manager. Please allow a few months for your manager to learn your community first.
End your current contract first. Review the terms carefully, since some require 30 days' notice, some 60, and a few only allow cancellation during a single 30-day window before renewing for a year. Terminate by email or letter. Then sign with us, and we'll manage the transition: contacting your previous company, obtaining the owner role, gathering governing documents, switching banks, and onboarding owners. We can finish in 30 days; 45 is ideal.
