Helping Fountain Valley boards plan ahead
Pricing that won't change on you
Aging buildings bring enough budget surprises. Your management fee shouldn't be one of them.
Our pricing is all-inclusive, so routine services don't come with extra charges. You'll find our rates online and can estimate costs before contacting us.
And once you're a client, the rate stays steady.
We charge a 2% management fee, below the industry average, plus standard per-owner charges. Your board chooses its financial and meeting support. That's everything.
Use the calculator on our Pricing page for an estimate. Then request a free quote and we'll confirm it in writing within one business day.
Our Pricing and Transparency pages cover the details.
Seven guarantees for your board
They're in every contract. If we fall short, we'll make it right and reduce your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company for established communities
Whether your Fountain Valley association has a dozen townhomes or several hundred condos, we're a good fit. Our family-owned company has more resources than a solo manager and more personal attention than a national chain.
Managers who think long-term
Sustainable portfolios give our managers time to plan for your community's future instead of just reacting.

Regional supervisors bring extra expertise.

Fountain Valley HOA board notes
Built in the same era
Most Fountain Valley associations are townhome and condo communities from the 1970s and 1980s. Because they were built around the same time, they tend to need the same work at the same time.
Spreading out the replacements
Roofs, plumbing, and paving in these communities often reach the end of their life within a few years of each other. A reserve study helps the board stagger them.
Low ground near the Santa Ana River
Much of Fountain Valley sits on low ground near the Santa Ana River. Boards should check current FEMA flood maps and review earthquake coverage while they're at it.
Reroofing and repiping
New roofs and repiping are the projects most likely to lead to an assessment in Fountain Valley. Steady reserve contributions keep both manageable.
Mile Square Park and the river trail
Mile Square Park's lakes and golf courses, plus the Santa Ana River Trail, make Fountain Valley a great city for outdoor living.

300+
The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Every community gets an on-site inspection at least every other month. Boards that want more can add visits for a small fee.
Our proprietary HOASnapshot is like a Carfax for your HOA. It distills your CC&Rs, budget, reserve study, delinquencies, litigation, and other key information into a prioritized summary that boards use as a baseline.
With nearly 1,000 properties and over 269 associations in our care, we keep:
- General Liability – Covers injury or damage at a community, rental, or job site.
- Errors and Omissions – Protects agents in HOA and residential management and sales.
- Cybertheft – Covers operating, trust, and reserve funds against theft.
- Workers Compensation – State-fund protection for injured team members.
- Fidelity Bond – Funds on hand are covered by a $1,000,000 bond.
Let our management team know and we'll make the change. We do ask that you give your manager a few months to learn the community first.
First, end your current management contract. Check the terms, since some contracts need 30 days' notice, some 60, and a few only allow cancellation during one 30-day window before renewing for a year. Terminate by email or letter. Then sign with us, and we'll run the transition: contacting your old company, assuming the owner role, collecting governing documents, switching banks, and onboarding owners. Thirty days is possible, but 45 is better.
