Concierge-level support for Newport boards
Transparent fees, published openly
Exceptional service shouldn't come with opaque billing.
We bundle routine work into one inclusive fee, with nothing tacked on later. Every rate is public, so your finance committee can review costs privately before engaging us.
Post-onboarding, expect no fluctuations.
The model: a 2% management fee, beneath what most firms charge, combined with customary per-owner fees and whatever level of accounting and meeting assistance your board elects. No other components.
Our Pricing page includes a calculator for a preliminary figure. Follow with a complimentary quote request, and formal confirmation arrives within one business day.
Complete terms appear on our Pricing and Transparency pages.
Performance standards with consequences
Each standard is codified in our agreement. A miss on our end brings corrective action plus a measurable fee credit.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.

- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Boutique attention, established resources
Some Newport associations are intimate bayfront buildings; others are sizable gated communities. Our family-owned firm handles both with the same care. We combine the resources a lone manager lacks with the personal service large national companies can't replicate.
A dedicated manager, not a rotating cast
Deliberately limited caseloads let each manager give clients undivided focus. Your board won't compete for attention.
We already manage communities in Newport Beach.
Senior supervisors oversee every account in the region.
At headquarters, still under founding-family ownership, compliance specialists track California and federal statutes relevant to your association.
Every client board also has a direct email channel to Scott Brady, founder and chief executive.
Leadership with a reform mindset
Scott Brady's Southern California real estate career began in 2012. Persuaded that associations deserved better, he established Progressive in 2020. He has lobbied for policy change locally and in Sacramento, written the book on HOAs, and developed tools that safeguard association finances.
Insight for Newport board members
We publish an extensive resource library at no cost, because well-informed boards protect property values better.
It's available to self-governed associations as well.
Protecting property value in Newport Beach
Peninsula condos to gated enclaves
Associations in Newport Beach range from small peninsula condo buildings to large gated communities with private beaches, docks, and clubhouses.
Insuring to today's values
With values this high, replacement-cost estimates need to stay current. An underinsured building can face a very large assessment after a loss.
Harbor flooding and hillside fire
Properties on the Peninsula and around the harbor face salt air and flood zones, while hillside communities in Newport Coast have wildfire exposure. Coverage needs depend on which side of town you're on.
Waterfront and tile roof reserves
Docks, seawalls, balconies, and clay tile roofs are major reserve items in Newport Beach, and SB 326 inspections often add repairs in coastal buildings.
The Fun Zone, Fashion Island, and the Back Bay
The Balboa Fun Zone, Fashion Island, and Upper Newport Bay make Newport Beach one of the most loved coastal cities in the state.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Your manager conducts a property inspection no less than once every two months. Boards preferring closer oversight may schedule supplemental visits for a modest fee.
It’s our proprietary association report, conceptually similar to a Carfax. It consolidates governing documents, financials, reserve analysis, collections status, legal matters, and more into a ranked executive summary. Boards rely on it as their reference baseline.
Our responsibility for nearly 1,000 properties and upward of 269 associations calls for robust protection. Policies in force:
- General Liability – Bodily injury and property damage arising at managed sites or from our operations.
- Errors and Omissions – Professional liability for association management, residential management, and brokerage.
- Cybertheft – Protection against electronic theft from business, trust, or reserve accounts.
- Workers Compensation – Statutory coverage through the state fund for any workplace injury.
- Fidelity Bond – Client funds are secured by a $1,000,000 bond.
Certainly. Notify our management team and your account will be reassigned. We recommend allowing an initial period of a few months so the manager can become familiar with your property and governance.
Onboarding begins once your existing management agreement is terminated. Review that contract carefully: notice is typically 30 or 60 days, though certain agreements restrict cancellation to one annual 30-day window and otherwise renew. Written or emailed notice suffices. After you execute our agreement, our team manages the handover, including coordination with the departing firm, assumption of the owner role, retrieval of governing documents, banking transition, and owner onboarding. A 30-day timeline is achievable; 45 days is recommended.
