Pricing that's easy to follow
We think management fees should be simple, open, and predictable.
Our pricing is all-inclusive, with no hidden fees. You can find our rates online and estimate costs before getting in touch.
Rates remain stable once you're a client.
We charge a 2% management fee, below the industry average, plus standard per-owner charges. Your board then chooses the financial and meeting support it needs. Nothing more.

Seven guarantees we honor
Our contracts spell out all seven. If we don't live up to one, we'll fix it and reduce your fees.
- Response - Owner inquiries are answered within 2 business days

- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company that respects local character
Equestrian community, hillside development, or condos near the 5, we manage all of them. Family ownership gives us more resources than a mom-and-pop firm and a more personal touch than national companies. You'll have a team that knows your community.
Managers who learn your community
We keep portfolios sustainable so managers have time to understand what makes each community unique.
Our local managers already serve associations in San Juan Capistrano.
Regional supervisors provide experienced support.
Our family-owned corporate office brings in HOA career staff who know the federal and California laws that shape your association.
You'll also have direct email access to founder and CEO Scott Brady.
Our founder, Scott Brady
Scott Brady has worked in Southern California real estate since 2012. Convinced HOA management needed reform, he founded Progressive Association Management in 2020. He's advocated for change at the local and state level, written the book on HOAs, and built tools to keep associations financially healthy.
Resources for local board members
We built a free library of HOA resources because informed boards make better decisions for their communities.
Self-managed boards can use it too.
San Juan Capistrano HOA essentials
Horses, hillsides, and freeway-close condos
The city's associations include equestrian communities, hillside planned developments, and older condos near the 5. Each type comes with a different list of shared responsibilities.
Who maintains the trails
In equestrian communities, trail and easement upkeep can fall to the association. A clear responsibility map keeps owners and the board on the same page.
Fire in the hills, water by the creek
Hillside neighborhoods face wildfire exposure, while communities near San Juan Creek should check current flood maps. Your broker can help you weigh both.
Slopes, streets, and trail upkeep
Hillside slope work, private streets, and trail maintenance are common reserve items in San Juan Capistrano. A reserve study with current pricing keeps them funded.
The Mission and the swallows
Mission San Juan Capistrano, the Los Rios district, and the swallows' return each March give this city a history and charm all its own.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager walks the community on-site at least every other month, and more inspections are available for a small fee.
Our proprietary HOASnapshot is like a Carfax for your HOA. It gathers your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data into one prioritized report that boards use as a benchmark.
With about 1,000 properties and more than 269 associations in our portfolio, we carry:
- General Liability – Covers injury or property damage at a community, rental, or work site.
- Errors and Omissions – Covers agents in HOA management, residential management, and sales.
- Cybertheft – Guards operating, trust, and reserve funds from theft.
- Workers Compensation – State-fund coverage for workplace injuries.
- Fidelity Bond – Funds we hold are protected by a $1,000,000 bond.
Let our management team know and we'll assign a new manager. Please allow a few months first so your manager can learn your board and property.
First, terminate your current management contract. Read it closely, because some contracts allow 30 days' notice, some 60, and a few only permit cancellation during a specific 30-day window before renewing for a year. Notice can go by email or letter. Then sign with us and we'll handle the transition: contacting your former company, getting the owner role, collecting governing documents, switching banks, and onboarding owners. We can complete it in 30 days, but prefer 45.
