See the price first
Clear pricing helps boards make confident decisions.
Our rates are posted publicly and include the standard services, so your board won't be surprised by fees for everyday tasks.
Once you're on board, pricing stays the same.
We use a 2% management fee, which is below average for the industry, along with defined per-owner charges and financial and meeting services you can choose.

A family company with regional reach
From a dozen owners to several hundred, we're set up to help. We're family-owned, which means more resources than a solo manager and a more personal relationship than you'd get from a national company.
Managers who follow through
We'd rather do excellent work for fewer communities, so we keep manager caseloads in check.
Your local manager is positive and looks ahead.
Regional supervisors from our Riverside office support them.
And our corporate office brings HOA experts who know California and federal requirements well.
Your board also gets to email Scott Brady, our founder and CEO, directly.
Built by Scott Brady
Scott Brady's work in Southern California real estate dates back to 2012. He founded Progressive Association Management in 2020 to set a higher bar for the industry. He’s been involved in HOA reform efforts locally and in Sacramento, written the book on HOAs, and built tools.
Resources for San Diego board members
Our free online library gives directors practical guidance on running an HOA well.
Self-managed HOAs are welcome to use it.
Coast versus inland: San Diego HOA notes
North Park condos to 4S Ranch
San Diego's associations range from small condo buildings in North Park and Pacific Beach to master-planned communities in Carmel Valley, Rancho Bernardo, and 4S Ranch.
No single reserve approach fits
Buildings near the coast deal with salt air and moisture, while inland communities deal with wildfire and heat. Each neighborhood needs a reserve plan built around its own conditions.
Lessons from the Cedar and Witch fires
The 2003 Cedar Fire and 2007 Witch Fire destroyed thousands of homes across the county, including in Rancho Bernardo. Closer to the coast, corrosion on railings and balconies is the bigger concern.
Balcony findings near the coast
In San Diego's coastal buildings, SB 326 balcony inspections often find repairs. Funding that work ahead of time keeps it from becoming a special assessment.
America's Finest City
From Balboa Park's museums and a night at Petco Park to the beaches in Coronado and the cliffs at Torrey Pines, San Diego gives residents something new every weekend.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager does an on-site inspection at least once every two months, and extra walks are available for a small fee.
The HOASnapshot is a proprietary report that works much like a Carfax for associations. It brings your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical details into one prioritized summary.
Yes. To cover nearly 1,000 properties and more than 269 associations, we carry:
- General Liability – For property damage or injuries related to our work.
- Errors and Omissions – For errors by agents in management or sales.
- Cybertheft – For HOA money exposed to online criminals.
- Workers Compensation – For employees hurt while working.
- Fidelity Bond – For client funds, with $1,000,000 in coverage.
Absolutely. If it's not a good fit, let our management team know and we'll assign someone new. We recommend giving a manager a few months to learn your community before making the call.
First, terminate your agreement with your current management company. Pay attention to the notice terms, which are often 30 or 60 days, and some contracts only allow cancellation in a 30-day window before renewing for a year. An email or letter is usually enough. Then sign with Progressive, and we'll handle the rest: working with your previous company, becoming owner, collecting your governing documents, transferring bank accounts, and onboarding owners. We can make it happen in 30 days, but 45 is better.
