Less work, more leisure for Sun City boards
Straightforward pricing
Many residents are on fixed incomes, so predictable costs really matter.
Our all-inclusive pricing means no surprise fees for routine services. We publish our rates, so your board can estimate costs before calling.
Once you're a client, your rate stays steady.
We charge a 2% management fee, below the industry average, plus per-owner charges. Your board picks the financial and meeting support it needs. Nothing hidden.
Our Pricing page calculator gives you an estimate. Request a free quote and we'll confirm it in writing within one business day.
See our Pricing and Transparency pages for details.
Seven guarantees for peace of mind
They're written into every contract. If we fall short, we correct it and reduce your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company that respects your time
Small associations and large ones get the same respectful service from us. As a family-owned company, we offer more resources than a solo manager and a much more personal approach than national firms.
Patient, responsive managers
Sustainable portfolios mean your manager has time to listen, explain, and follow through.
Your local manager stays positive, proactive, and easy to reach.
Regional supervisors back them up from our Riverside office.
Our family-owned corporate office brings HOA professionals who know the state and federal laws that apply.
Your board will also have founder and CEO Scott Brady's email.
About our founder
Scott Brady has been in Southern California real estate since 2012. He founded Progressive Association Management in 2020 to improve how HOAs are managed. He's advocated for reform locally and in Sacramento, written the book on HOAs, and built tools to keep associations financially secure.
Resources for Sun City board members
Our free resource library explains HOA basics in plain language, for any board member who wants to learn.
Self-managing boards are welcome to use it.
Serving 55-plus owners in Sun City
Clubhouses, pools, and long-term residents
Most Sun City associations are 55-plus communities with clubhouses and pools, and many owners have called them home for a long time.
Phone calls and printed notices
A lot of Sun City owners would rather get a phone call or a printed notice than an email. California law lets each owner choose how they receive notices, so we keep mailing lists and preferences current.
Older buildings in a hot climate
Older buildings and inland heat add to maintenance needs. Boards should also confirm that the replacement-cost value on the master policy reflects today's rebuilding costs.
Protecting fixed incomes
Many Sun City owners live on fixed incomes, so a special assessment can be a real hardship. Steady reserve funding is the kindest approach for everyone.
Comfortable retirement living
Sun City's clubhouses, nearby golf, and Menifee's growing list of shops and services make it a comfortable place to retire.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.
Had such a wonderful experience with this company! Trina in particular was so wonderful and helpful throughout a loan process as she was willing to get us anything we were needing to help us proceed! Thank you so much for your hard work, Trina, keep being amazing! :)

FAQs
Yes. Your manager walks the community at least every other month, and more visits are available for a small fee.
It's our proprietary association report, much like a Carfax. It sums up the CC&Rs, budget, reserve study, delinquencies, litigation, and other key information in order of importance. Boards use it as a baseline.
Yes. With nearly 1,000 properties and over 269 associations to protect, we carry:
- General Liability – Covers injury or damage at communities we manage or during work.
- Errors and Omissions – Covers agents in management and sales.
- Cybertheft – Protects operating, trust, and reserve funds from scams.
- Workers Compensation – State coverage for injured staff.
- Fidelity Bond – A $1,000,000 bond protects the funds we hold.
Let our management team know, and we'll make a change. Please give your manager a few months to get to know the community first.
Your board will need to terminate its current management contract first. Check the terms, since some require 30 days' notice, some 60, and some only allow cancellation in a single 30-day window before renewing for a year. Email or written notice is fine. Then sign with us, and our team handles the rest: contacting your old company, taking the owner role, collecting governing documents, switching banks, and onboarding owners. We can do it in 30 days; 45 is more comfortable.
