See our rates before you call
A management quote shouldn't require a decoder ring.
Everything routine is wrapped into one rate. No line-item creep, no mystery admin charges. We put our prices on the website so your board can do its homework privately first.
Month after month, the number stays the same.
Start with a 2% fee (less than most competitors charge) and standard per-owner charges. Add whatever level of bookkeeping and meeting help your board prefers. That's your price.
Our Pricing page calculator turns a few inputs about your HOA into an estimate. Ready for the real number? Request a free quote, and we'll send it in writing inside one business day.
Want the fine print? It's on our Pricing and Transparency pages.
Accountability you can enforce
Your contract lists all seven. Should we miss one, we'll correct it and cut your fees, which gives us every reason not to.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Big enough for Inglewood's growth, small enough to care
A 12-unit condo off Manchester or a new development with hundreds of doors, we can run it. Family ownership keeps us nimble. We bring deeper resources than a neighborhood one-person outfit and far more warmth than a coast-to-coast chain. You'll have experts and you'll have relationships.
People, not a call center
We cap workloads deliberately. A manager juggling too many associations can't do any of them justice, so ours stay focused.
Our managers already know the neighborhoods around Inglewood.
Above them, regional supervisors offer coaching and backup.
Head office, still in family hands, rounds things out with HOA lifers who can tell you which California statute or federal rule applies.
If you ever need to escalate, Scott Brady, our CEO and founder, gives every board his personal email.
How Scott Brady built Progressive
Scott's real estate career started in Southern California in 2012. What he saw of HOA management convinced him it needed reform, so in 2020 he created Progressive Association Management. Along the way, he's lobbied for reform in Sacramento and at city hall, written the book on HOAs, and designed tools that help boards protect their money.
A library built for volunteers
Guides, explainers, and videos: we've published all of it for board members, and none of it sits behind a paywall.
Clients and self-managed boards alike can dig in.
What's changing for Inglewood HOAs
From 1960s buildings to new construction
Inglewood's associations include 1960s condo buildings as well as new construction near the K Line. Older buildings need replacement planning, and newer ones need reserves built from the start.
Parking and event-day traffic
Stadium and arena events affect parking, traffic, and noise around many Inglewood communities. Updated parking rules and a clear towing policy help keep guest spaces for residents.
Insurance values that keep up
As values and building costs rise, old replacement-cost estimates can leave a building underinsured. Regular insurance appraisals keep coverage in line with what it would actually cost to rebuild.
What inspections turn up
Older Inglewood buildings often need roof, plumbing, and balcony work, and SB 326 balcony inspections are a common source of new reserve items. Planning for those findings keeps assessments off the table.
A regional destination
SoFi Stadium, the Kia Forum, and the Intuit Dome have turned Inglewood into one of the region's top destinations for sports and concerts.

Inglewood communities and services we cover
From condos to commercial centers
Our board clients oversee communities all over Southern California, with associations as small as 10 owners and as large as 800. Most Inglewood HOAs land comfortably in that range.
Here's the mix:
- Residential communitiesThis includes single-family home associations, townhomes, condos, and multi-unit residential buildings
- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces

The work behind the scenes
Most owners never notice good management, and that's the goal. Rules get followed, money gets tracked, and small issues never turn into big ones.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
We do. A manager walks your site no less than once every two months, and we can schedule extra walks for a modest charge if the board wants them.
It's a report we designed, and it reads like a Carfax for your HOA. Governing documents, the budget, reserve study, any lawsuits, unpaid dues, and more get boiled down and ranked. Boards keep it handy as a reference point whenever a big call comes up.
Close to 1,000 properties and over 269 associations depend on us. Here's the coverage we keep:
- General Liability – Someone gets hurt or something gets damaged on site? This policy responds.
- Errors and Omissions – Backs up our agents across management and sales work.
- Cybertheft – Hackers love money handlers. This covers your operating, trust, and reserve dollars.
- Workers Compensation – Pays for workplace injuries to our people.
- Fidelity Bond – Your association's money is backed by a $1,000,000 bond.
Yes, a new one. Call or email our management team and we'll make the change. Our one ask: let your manager have a few months to learn the property before you make the call.
Step one belongs to your board: give notice to your current company. Dig out that contract first. Most require 30 or 60 days, but some only open a single 30-day cancellation window per year and otherwise roll over automatically. Email or a letter both count. Step two is signing with us. Step three is ours. We call your old manager, transfer the owner role, retrieve your governing documents, move the bank accounts, and welcome every owner. Plan on 45 days if you can, 30 if you must.
