From a small condo building near the Media District to a much larger community, we're the right size. We're family-owned, with more resources than a mom-and-pop firm and a personal touch you won't get from a national chain. We'll know your name and have specialists ready.
A management team that keeps its word
We keep portfolios reasonable so managers can give each board real attention. Quality beats quantity every time.
Our local managers already support associations near Burbank.
Regional supervisors bring deep expertise and back them up.
Our corporate office, owned by the same family, is staffed with career HOA professionals who know which federal and state laws apply to your community.
Every board also gets direct email access to Scott Brady, our CEO and founder.
Why our founder built Progressive
Scott Brady has been working in Southern California real estate since 2012. He saw HOA management needed reform and launched Progressive Association Management in 2020. He's advocated for progress at the local and state level, written the book on HOAs, and built tools to make sure associations stay financially sound.
Help for Burbank board members
We created a complete resource library for board members because we want every HOA to be well run. It's free to use.
That includes boards that self-manage.
Big projects Burbank boards should plan for
Mid-rise buildings with garages and elevators
Most Burbank associations are condo buildings from the 1970s through the 2000s. Many have subterranean parking and at least one elevator, which shapes both the operating budget and the reserves.
Multi-year planning for major systems
Elevator modernization and garage waterproofing are two of the largest projects a Burbank building will face. Both take time to bid, permit, and schedule, so they work best when planned several years out.
Verdugo foothill fire risk
Neighborhoods along the Verdugo Mountains face wildfire risk, and the Valley's earthquake history makes seismic planning a regular topic for every Burbank board.
Realistic elevator budgets
Modernizing a single elevator can cost six figures. Reserve studies should carry current contractor pricing, not an estimate from ten years ago, or the gap ends up as a special assessment.
Studios, trails, and an easy airport
The studio lots, Stough Canyon's trails, and Hollywood Burbank Airport make Burbank one of the most convenient places to live in the Valley.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect every community on-site no less than every other month. Additional visits are available for a small fee if the board would like them.
The HOASnapshot is our own association report, built to work like a Carfax. It distills and prioritizes the most important information, including the CC&Rs, budget, reserve study, litigation, and delinquencies. Our boards use it as their starting point for decisions.
Very. With almost 1,000 properties and over 269 associations to manage, we keep comprehensive coverage that includes:
- General Liability – Covers damage or injury at any community, rental, or job we handle.
- Errors and Omissions – Protects our agents' work in association management, residential management, and sales.
- Cybertheft – Protects operating, trust, and reserve money from theft.
- Workers Compensation – Covers employees injured on the job through the state fund.
- Fidelity Bond – Funds in our care are bonded for $1,000,000.
We'll arrange it. Reach out to our management team and they'll assign another manager. Please give your current manager a few months to get to know your board and community before requesting the change.
Begin by terminating your agreement with your current management company. Read the contract carefully, since some allow termination with 30 days' notice, some with 60, and some only during a specific 30-day window before auto-renewing for a year. Termination can be done by email or written notice. Next, you'll sign our contract, and the transition gets underway. We'll contact your current company, secure the owner role, pick up governing documents, change banks, and onboard owners. We can transition in 30 days, though 45 is preferable.
