A family company with mountain-ready support
Small associations and large communities alike get our full effort. As a family-owned company, we combine more support than an independent manager with a more personal style than national firms.
Attentive, organized managers
We intentionally limit how many communities each manager handles, so yours gets proper care.
Your local manager is positive, proactive, and communicative.
Regional supervisors at our Riverside office provide backup.
Our corporate office specialists keep a close eye on California and federal HOA laws.
And Scott Brady, our founder and CEO, is just an email away for your board.
Led by an HOA advocate
Scott Brady has been active in Southern California real estate since 2012 and founded Progressive Association Management in 2020 to raise the standard for HOA management. He advocates for HOA reform with local leaders and in Sacramento, has written the book on HOAs, and builds tools that help associations stay financially healthy.
Board resources, anytime
Our free online library is handy for directors who can't always make it to every meeting in person. It covers the HOA fundamentals in plain terms.
Self-managed associations can use it freely.
Mountain HOA management in Lake Arrowhead
Condos, cabins, and second homes
The area's associations include condo complexes and cabin communities with private roads and docks, and many owners use their homes part-time.
Budget lines only the mountains need
Plowing private roads, clearing snow, and protecting pipes from freezing are budget items mountain associations need and valley associations don't.
Forest fire and a tight insurance market
The 2003 Old Fire burned through the mountain communities, and many carriers have pulled back across the San Bernardino Mountains since. Some boards may need to work with the California FAIR Plan.
Winter wear on roofs and decks
Snow and freeze cycles are hard on roofs, decks, and roads, and SB 326 inspections often find repairs on mountain condo decks. Setting money aside for both keeps assessments rare.
A year-round mountain escape
The lake, Lake Arrowhead Village, and the Rim of the World Scenic Byway make this a favorite mountain retreat in every season.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. Let us know and we'll fix it. Sometimes a manager and a board just don't click, and our leadership team will assign a new one. Please allow a few months so any manager can learn your community first.
The first step is ending your current management agreement. Read its termination section, because notice is often 30 or 60 days and some contracts only permit cancellation during a 30-day window before an annual renewal. Written notice or email typically does the job. Once you've signed with Progressive, our team takes over the transition, contacting your previous company, stepping in as owner, retrieving governing documents, moving bank accounts, and welcoming owners. A 30-day transition is possible; 45 days is best.
