Los Alamitos HOA notes
Small communities, careful budgets
Most associations in Los Alamitos are small townhome and condo communities, so every budget line and reserve decision carries real weight.
Aircraft noise and disclosures
Communities close to the training base may hear aircraft overhead. Clear disclosure in resale packages helps buyers know what to expect and avoids surprises later.
River flooding and earthquakes
Los Alamitos is close to the San Gabriel River. Boards should check current FEMA flood maps and review earthquake coverage at the same time.
Saving for roofs and pavement
Roofing and pavement are usually the biggest projects for Los Alamitos associations. Consistent reserve contributions keep those costs from turning into assessments.
Quiet, with the beach nearby
The race course, the river trail, and a quick drive to Seal Beach make Los Alamitos a quiet but well-connected place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Yes. Managers inspect every community on-site at least every other month. Additional inspections are available for a small fee.
Our HOASnapshot is a proprietary report that works like a Carfax. It brings together your CC&Rs, budget, reserve study, delinquencies, litigation, and other key data into one ranked summary boards use as a baseline.
With nearly 1,000 properties and over 269 associations in our care, we carry:
- General Liability – For injury or damage at communities, rentals, or during service.
- Errors and Omissions – Covers agents in HOA management, residential management, and sales.
- Cybertheft – Guards operating, trust, and reserve funds.
- Workers Compensation – Covers job injuries via the state fund.
- Fidelity Bond – A $1,000,000 bond protects funds we hold.
Reach out to our management team and we'll assign a different manager. Please give your current manager a few months to get to know your community first.
Terminate your current contract. Review the terms first, since some require 30 days' notice, some 60, and a few only allow cancellation during one 30-day window before renewing for a year. You can terminate by email or letter. Then sign with us, and we'll run the transition: contacting your former company, taking over the owner role, collecting governing documents, switching banks, and onboarding owners. We can finish in 30 days, but 45 is better.
