Giving Lakewood boards their evenings back
Do the math before you sign
You can't plan a budget around fees that move.
So ours don't. One inclusive price covers the work, and nothing extra appears for routine tasks. Rates sit right on our website, which lets your board size things up before any conversation.
Set it up once and the cost stays put.
You're looking at a 2% management fee (lower than the going rate), standard per-owner charges, and then whatever accounting and meeting support your board picks. Done.
Punch your association's numbers into the calculator on our Pricing page. Like what you see? Request a free quote and expect a written confirmation within one business day.
The full breakdown is on our Pricing and Transparency pages.
Seven promises with a price tag
Every Progressive contract spells these out. Miss one and we owe you a fix plus a discount on your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Small-company care, big-company resources
Some Lakewood associations have a handful of units; others are much larger. We serve both. Because we're family-owned, we can offer more than a tiny independent manager while staying more personal than any nationwide brand. Your board gets known, and gets expert help.
Managers with breathing room
Stretch a manager across too many properties and service suffers. We keep loads manageable on purpose, so your board gets the attention it signed up for.
Managers on our team already serve Lakewood-area associations.

Our home office, run by the founding family, is where the legal and compliance know-how lives, from federal fair housing rules to the latest California statutes.
Need the top? Founder and CEO Scott Brady shares his email with every client board.
From real estate to HOA reform
Scott Brady started out in Southern California real estate back in 2012. The more associations he saw, the clearer it was that management needed an overhaul, so he founded Progressive Association Management in 2020. He's since pressed for reform with lawmakers, written the book on HOAs, and created tools to keep association finances solid.

Lakewood HOA basics
Smaller complexes with pools and carports
Lakewood associations are usually smaller townhome and condo complexes with a pool and carports. Budgets are modest, so every line item matters.
Financial reports owners can follow
Small boards do best with financial reports that are simple and clear. Owners want to open the monthly statement and understand where their dues went without calling the manager.
Seismic coverage and rebuild values
Lakewood is close to the Newport-Inglewood fault zone near Long Beach. Boards should review earthquake coverage and confirm that replacement-cost values match today's rebuilding costs.
Roofs and paving
Roofs and asphalt are the most common large projects in Lakewood complexes. Setting aside a steady amount each month is the easiest way to avoid a special assessment when they come due.
Parks and shopping close to home
Lakewood Center, Mayfair Park, and quick access to Long Beach and Cerritos make Lakewood an easy, convenient place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Regularly. Every community gets an in-person walk at least once every two months. If your board wants more, we'll schedule them for a small added cost.
Making sense of a lot of paperwork quickly. We created the HOASnapshot to act like a Carfax for associations. It digests CC&Rs, budgets, reserve studies, litigation, delinquencies, and more, then puts the most urgent items on top. Boards lean on it when weighing big decisions.
When you're responsible for almost 1,000 properties and more than 269 HOAs, you insure accordingly. Our policies:
- General Liability – Accidents happen. This handles injuries and property damage tied to our work or the properties we manage.
- Errors and Omissions – Professional coverage for our agents' management and sales activities.
- Cybertheft – If someone targets your operating, trust, or reserve accounts, this kicks in.
- Workers Compensation – Our staff are covered by the state fund if injured while working.
- Fidelity Bond – $1,000,000 of bonding sits behind the money we hold.
We'll make a new match. Let our management team know, and another manager takes over. Do give the first one a few months, though. Learning a new board and property takes a little time.
Begin with the exit. Pull out your current contract and check the cancellation terms: 30 days, 60 days, or, in some cases, a single 30-day window each year before it renews on its own. Notice can be emailed or mailed. Once you've signed with us, our team runs everything else. We'll coordinate with the outgoing company, take over the owner role, gather your documents, switch the bank accounts, and onboard your owners. Thirty days is the minimum; 45 is comfortable.
