A family-owned manager for Cypress
Whether you’re a small townhome group or a large planned community, we’re a fit. Our family-owned company offers more support than a mom-and-pop shop and more personal attention than national firms. You'll get a team that knows you.
Managers who stay on it
We keep portfolios reasonable so managers can follow through on what matters to your board.
Our local managers already serve associations in Cypress.
Regional supervisors are there to help.
Our family-owned corporate office has HOA professionals who know the state and federal laws that affect your HOA.
You'll also have direct email access to our CEO and founder, Scott Brady.
The founder's vision
Scott Brady has been in Southern California real estate since 2012. He founded Progressive Association Management in 2020 because he believed HOA management needed reform. He’s pushed for change at the state and local level, written the book on HOAs, and built tools to keep associations financially healthy.

Cypress HOA board priorities
Townhomes with greenbelts and pools
Most Cypress associations are townhome communities with greenbelts and a pool. Landscaping and water make up a big share of the operating budget.
Rising water costs and the 2029 deadline
Water costs keep going up, and AB 1572 bans drinking-water irrigation of nonfunctional turf in HOA common areas starting in 2029. Cypress boards should plan their turf conversions now.
Choosing an earthquake strategy
Cypress is in active earthquake country, like most of Southern California. Boards should review whether earthquake insurance or a dedicated seismic reserve fits their community best.
Phasing landscape, pool, and roof work
Converting turf, resurfacing pools, and replacing roofs are common reserve items in Cypress. Phasing them over several years protects owners from big one-time costs.
A calm, family-friendly city
Oak Knoll Park, Cypress College, and nearby Los Alamitos Race Course make Cypress a calm and family-friendly place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect on-site at least every other month. Boards can request more inspections for a small fee.
It's our proprietary report on your association's health, similar to a Carfax. We gather the CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data and prioritize it. Boards use it as their benchmark.
Yes. We manage about 1,000 properties and over 269 associations, so we carry:
- General Liability – Covers injury or damage at communities, rentals, or during work.
- Errors and Omissions – Covers agents in management and sales.
- Cybertheft – Protects operating, trust, and reserve funds from criminals.
- Workers Compensation – State-fund coverage for injured staff.
- Fidelity Bond – A $1,000,000 bond for funds we hold.
Contact our management team and we'll assign a new manager. Just give your current one a few months to get to know your board first.
Terminate your current contract first. Review the terms, since some need 30 days' notice, some 60, and some only allow cancellation during a single 30-day window before renewing for a year. Notice by email or letter is fine. Then sign with us, and we'll handle the transition: contacting your old company, taking the owner role, collecting governing documents, switching banks, and onboarding owners. Thirty days works; 45 is better.
