Lifting the load off peninsula boards
Published, predictable pricing
A board shouldn't need to call three times to learn what management costs.
We post our rates online and keep them all-inclusive. Routine services don't carry extra fees, and you can estimate everything yourself before getting in touch.
As a client, your rate stays where you expect it.
Our structure is a 2% management fee, comfortably under the industry average, plus standard per-owner charges and the level of financial and meeting support your board selects. No hidden layers.
Our Pricing page calculator will rough out your cost in minutes. Request a free quote when you're ready, and we'll have the details to you in writing within one business day.

Seven guarantees, fully enforceable
You'll see all seven in your contract. When we fall short, we fix the issue and reduce your fees, no argument.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Personal attention for peninsula associations
Whether your association is a small cluster of view homes or a large hillside community, we're a fit. Family ownership means we can offer more than a one-person management shop while staying more personal than national corporations. You'll know us, and we'll know you.
A manager focused on your community
We'd rather manage fewer communities exceptionally well. Our managers keep sustainable portfolios, so yours can give your board the care it expects.
Our proactive managers already serve associations across the South Bay and the peninsula.
Regional supervisors stand behind every one of them.
Our corporate office, family-owned and staffed by career HOA professionals, keeps current on every state and federal law that applies to your association.
And if you ever need to, you can email founder and CEO Scott Brady directly.
Meet our founder
Scott Brady entered Southern California real estate in 2012 and quickly saw that HOA management was overdue for change. He founded Progressive Association Management in 2020. He's been an advocate for reform in local and state policy, written the book on HOAs, and developed tools that help boards keep their finances sound.
Resources for peninsula board members
We've assembled a free library of guides and videos for board members. Everyone benefits when HOAs are run well, so we share it openly.
Self-managed boards are welcome to it.
Peninsula issues for Rancho Palos Verdes boards
Hillside communities with views to protect
Most RPV associations are hillside communities with slopes, private streets, and view easements. Protecting those views is often as important to owners as protecting the buildings.
Tree trimming and view disputes
City view-preservation rules and CC&R view provisions are a common source of disagreement between neighbors. A clear, written tree-trimming policy gives the board a fair way to handle those requests.
Land movement and your policy
The Portuguese Bend landslide complex has sped up in recent years, damaging homes and roads. Every board on the Peninsula should understand the land-movement exclusions in its insurance policy.
Geotechnical planning
Slope stabilization and drainage are major reserve items here. Periodic geotechnical reviews help the board see problems early and budget for them before they grow.
Coastal trails and ocean views
Point Vicente Lighthouse, Abalone Cove, and miles of coastal trails make Rancho Palos Verdes one of the most scenic places in LA County.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager inspects the community in person at least every other month. More frequent inspections are available for a small fee at the board's request.
It's our proprietary association report, comparable to a Carfax. It pulls together your CC&Rs, budget, reserve study, delinquencies, litigation, and other essentials, then ranks what needs attention. Boards use it as a benchmark when planning.

Let our management team know and we'll reassign your account. We ask that you give your manager a few months to get settled with your board and property first.
Your board starts by ending its current management contract. Look closely at the terms, because notice can be 30 or 60 days, and some contracts only allow cancellation during one 30-day window before renewing for a year. Notice can be sent by email or letter. Then sign with us, and our team will handle the transition: contacting your previous company, transferring the owner role, gathering governing documents, changing banks, and onboarding owners. Thirty days is our minimum, and 45 is ideal.
